Rockingham's mill housing
At their peak around the end of World War II, ten textile mills operated in Richmond County. The county lost nine mills between 1993 and 2005, and the houses built for mill workers outlasted the jobs.
Those are mostly small frame houses on crawlspaces, many with original wiring, old plumbing, and additions built without permits. A buyer's inspector flags all of it. None of it has to be fixed before we buy.
Hamlet and the railroad
Hamlet grew in the early 1900s as a Seaboard Air Line Railroad hub where five lines met, and CSX still runs yards there. Many of the town's older houses date from those railroad decades, and many have been rented for years.
Railroad-era houses tend to need roofs, foundations, and full system replacements. Long-held rentals also tend to come with tenants, back rent, or open code cases. We buy with those as they are.
The 2024 revaluation
Richmond County's current values took effect January 1, 2024, and the next revaluation is scheduled for 2029. For an heir carrying an empty house or a landlord with a vacant rental, the tax bill keeps arriving whether or not the house earns anything.
Delinquent taxes are paid from the closing proceeds, so a sale can go ahead even if bills are behind. If the land is in present-use value, three years of deferred taxes plus interest come due when it leaves qualifying use.
