The 2026 reappraisal and manufactured homes

Harnett County moved to a four-year cycle. Values from the previous reappraisal took effect January 1, 2022, the current values took effect January 1, 2026, and the next reappraisal is scheduled for 2030.

The same year, the county replaced the schedule it used to value manufactured homes taxed as personal property, which was first adopted in 1998 and never revised. A manufactured home counts as real property only when its hitch, wheels, and axles are removed, it sits on a permanent foundation, and the same person owns the home and the land. Otherwise it is listed and billed separately every year.

If the new bill is more than you can carry, or taxes are already behind, a sale can still go ahead. Delinquent taxes are paid from the closing proceeds.

Campbell University and Fort Bragg rentals

Buies Creek is home to Campbell University, and many houses nearby are rented to students. Part of Fort Bragg lies in western Harnett County.

Both markets leave owners with rentals they no longer want: student houses with heavy wear, and military rentals managed from another state. We buy them occupied or vacant, and leases and deposits transfer at closing.

Erwin, Dunn, and the older towns

Erwin grew around a cotton mill built in 1902 that closed in 2000, and Dunn, Coats, and Lillington have older frame and brick houses on small town lots. The repairs that end financed sales are the predictable ones: crawlspace moisture, original wiring, galvanized plumbing, and roofs past their life.

Many of these houses are inherited or have been rentals for decades. They do not have to be cleaned out or repaired before a cash sale.

Records, courts, and closing in Harnett County

Lillington is the county seat. The Harnett County Register of Deeds records deeds and deeds of trust, the clerk of superior court in Lillington handles foreclosure hearings and estate files, and the county tax department sets real property values and lists manufactured homes. Septic permits are with county environmental health.

A licensed North Carolina attorney handles the closing. If a manufactured home still has a vehicle-style title, bring it, because the title work is part of the closing.
