Historic district review in Pinehurst and Southern Pines
The Village of Pinehurst has a local historic district. Inside it, erecting, altering, restoring, moving, or demolishing any exterior part of a building needs a certificate of appropriateness. Village staff can approve minor work, and major work goes to the Historic Preservation Commission at a public hearing.
Southern Pines has its own designated historic district, reviewed by the town's Historic District Commission under adopted design guidelines, with separate tracks for minor and major work. In both places, replacing original windows, siding, or porches on an older cottage takes approval and time, and that narrows who will buy a house needing that work. We buy these houses as they stand and handle the approvals after closing.
Fort Bragg owners who have moved on
Fort Bragg's footprint extends into Moore County, and the county has its share of military-owned houses. A common pattern is a house bought during one assignment, rented out after new orders, and managed by a property manager while the owner is stationed somewhere else.
If the rental needs a turnover the owner cannot supervise, or the tenant has stopped paying, we buy it occupied or vacant. You do not need to come back: the closing attorney can arrange signing before a notary where you are and wire the proceeds.
Rural Moore, wells, and the 2027 revaluation
Away from the village centers, around Carthage, Robbins, Cameron, and West End, most houses rely on a private well and a septic system, and manufactured homes sit on many family parcels. A failed septic inspection, a well test with bacteria, or a system with no permit on file with county environmental health is a common reason a financed sale stalls.
Moore County's current values took effect January 1, 2023, and the next revaluation is scheduled for January 1, 2027. If taxes have fallen behind on an inherited house or a rental, they are paid from the closing proceeds. Land enrolled in present-use value carries three years of deferred taxes plus interest if the buyer does not keep it in qualifying use.

Records, courts, and closing in Moore County
Carthage is the county seat. Deeds and deeds of trust are recorded with the Moore County Register of Deeds, foreclosure hearings and estate files run through the clerk of superior court in Carthage, and the county tax office sets values. Septic and well records are kept by county environmental health, and certificates of appropriateness are issued by Pinehurst or Southern Pines.
A licensed North Carolina attorney handles the closing. If an owners' association has architectural rules or unpaid dues on the house, tell us early so the payoff and any approvals are in the numbers.
Frequently asked questions
Will you buy a house in the Pinehurst historic district?
Yes. The certificate of appropriateness for any exterior work becomes our job after closing.
I am stationed away from Fort Bragg and own a rental in Southern Pines. Can I sell without traveling?
Yes. Signing can be arranged before a notary where you are, and the proceeds are wired to you.
Do you buy golf-course houses that need full updating?
Yes. Dated interiors and aging roofs and systems do not need to be fixed first.
My well and septic have never been inspected. Is that a problem?
No. We buy rural houses on wells and septic whatever an inspection would show.
When is the next Moore County revaluation?
It is scheduled for January 1, 2027. Current values date from the 2023 revaluation.
Do you buy in Robbins, Cameron, and Vass?
Yes, along with Carthage, Aberdeen, Whispering Pines, and the rest of the county.
