A county next to the base
Fort Bragg covers the northern third of Hoke County, and the county itself credits base expansions for much of its growth. That produces a large stock of houses bought by military families, kept when orders came, and rented out ever since.
Those rentals often need more work than anyone realized, and owners on another assignment cannot easily manage a turnover. We buy them as they are, and the sale can be signed remotely before a notary wherever you are stationed.
Tenants and short notice
Many Hoke County tenants are military households too. Under the federal Servicemembers Civil Relief Act, a tenant on active duty can end a lease early on permanent change of station orders, so a rental can go from occupied to empty with little warning.
We buy with a tenant in place or after the house is vacant. When tenants stay, the lease and security deposit transfer to us at closing.
Eight years between revaluations
Hoke County revalues on an eight-year schedule. Current values took effect January 1, 2022, and the next revaluation is scheduled for January 1, 2030. Because values stay fixed for so long, the 2030 change may arrive as one large step for owners of houses whose market value has climbed.
If an heir or landlord has fallen behind on taxes in the meantime, the sale can still close. Delinquent taxes are paid from the closing proceeds. Farm and forest land in present-use value carries three years of deferred taxes plus interest when it leaves qualifying use.

Records, courts, and closing in Hoke County
Raeford is the county seat and the place to look for nearly every record: deeds and deeds of trust at the Hoke County Register of Deeds, foreclosure hearings and estate files with the clerk of superior court, and values with the county tax assessor. Septic permits are with county environmental health.
A licensed North Carolina attorney handles the closing. If a property manager holds the tenant's deposit, tell us who it is so the deposit can be accounted for at closing.
