Two lakes, two shoreline managers
Lake Tillery is managed by Duke Energy, which requires its approval for new docks, changes to existing structures, and shoreline stabilization, and runs a shoreline leasing program on the lake. Badin Lake is part of the Yadkin hydroelectric project owned by Cube Yadkin Generation, and shoreline work there falls under that project's federally licensed shoreline management plan.
A dock or seawall built or enlarged without the right approval usually comes up in a buyer's due diligence and can stall the contract. We buy lake houses with unapproved or worn-out docks and older cottages that a new owner may replace. Share whatever paperwork you have from Duke Energy or the Badin Lake operator.
The 2020 values and the 2028 revaluation
Montgomery County revalues on an eight-year schedule. Current values took effect January 1, 2020, and the next revaluation is scheduled for 2028. Values stay fixed between revaluations, so whatever the market has done since 2020 shows up in one step in 2028.
For heirs holding a lake house nobody uses, or an owner deciding whether to keep a second home, that timing matters. Delinquent taxes are paid from the closing proceeds.
Troy, Biscoe, Candor, and the forest land
In and around Troy, Biscoe, Candor, Star, and Mount Gilead, much of the housing is older frame and brick houses, rural houses on wells and septic, and manufactured homes on family land. A failed septic system, a well with no record at county environmental health, or a manufactured home never retitled as real property commonly stops a financed sale.
Timber tracts and farm land near the Uwharrie National Forest may be enrolled in present-use value as forest or farm land. If the buyer won't keep it in qualifying use, three years of deferred taxes plus interest come due, and we include that in the offer from the start.

Records, courts, and closing in Montgomery County
Troy is the county seat. Deeds and deeds of trust are recorded with the Montgomery County Register of Deeds, foreclosure hearings and estate files are handled by the clerk of superior court in Troy, and the county tax department appraises property. Lake structures are approved by Duke Energy on Lake Tillery and by the project operator on Badin Lake.
A licensed North Carolina attorney handles the closing. If a contractor has recently worked on the house or dock, tell us, because North Carolina mechanics' liens can relate back to when the work started.
