Kaolin country and your title
Sandersville calls itself the Kaolin Capital of the World, and the mining is current, not historical. In April 2022 alone, Georgia EPD issued surface mining permits for several kaolin pits in Washington County. Where clay has been leased or mineral rights sold, a rural title search here can turn up a mineral deed, a reservation in an old conveyance, or a recorded lease.
Georgia law gives surface owners one route to reunite severed rights. Under O.C.G.A. § 44-5-168, if reserved minerals have been neither worked nor taxed for seven years, the surface owner can petition the superior court for title. The statute has conditions and exceptions, so it is a question for the closing attorney, but ask before assuming the minerals are gone for good.
Land that was mined and then reclaimed under an EPD surface mining permit is a separate case. If part of your tract was once a pit, tell us what reclamation was done, because it affects how the land can be used and what it is worth.
Sewer lines, septic tanks, and the housing stock
Sandersville, Tennille, Davisboro, and Harrison each run their own sewer systems, though some homes inside Sandersville and Tennille still use septic. Most of unincorporated Washington County, and every home in Deepstep, Oconee, and Riddleville, is on a septic tank.
The county's 2026 comprehensive plan puts mobile homes at about 30 percent of local housing and roughly one unit in five vacant. About three in ten houses were built before 1970, the age range where original wiring, galvanized supply lines, and settled pier foundations are most common.
Helene east of Highway 15
The National Weather Service found the worst Helene damage in Washington County along and east of Highway 15, from Davisboro through Riddleville to Harrison, with many trees down on homes and power out countywide for days. Williamson Swamp Creek at Davisboro reached moderate flood stage, its second-highest recorded crest, though the flooding stayed mostly within the natural floodplain.

Records, courts, and closing in Washington County
Sandersville is the county seat. The Clerk of Court at 119 Jones Street records deeds, security deeds, and liens, along with mineral deeds and leases, and the Washington County Probate Court handles estates and wills. The Board of Tax Assessors sets values and the Tax Commissioner collects. The closing itself is conducted by a licensed Georgia attorney.
For land, tell us the acreage, whether any part has been mined or leased, and whether you believe you hold the mineral rights. For a house, tell us whether it is on sewer or septic and what shape the roof is in after Helene. Those answers decide whether we can close quickly or whether the attorney needs time to trace the mineral chain.
Frequently asked questions
Will you buy land that has a kaolin lease on it?
Yes. The attorney reviews the recorded lease, and the offer reflects what the lease allows and how long it runs.
I am not sure whether I own the mineral rights. Does that matter?
It can change the price, so we check before making a final offer. The title search at the Clerk of Court shows whether rights were sold or reserved.
Do you buy houses in Sandersville and Tennille?
Yes, as-is, including older houses on city sewer and the ones still on septic.
Can you buy land that was mined and reclaimed?
Yes. Send us whatever you have on the reclamation, and we will price the land for how it can be used now.
Our house near Riddleville had trees through the roof in Helene. Is it too late to sell?
No. Unrepaired or partly repaired storm damage is fine, and an open claim can be handled in the contract.
