Wells, septic, and no county property code

Gibson, Mitchell, and Edge Hill each run small well-fed water systems, and Gibson is the only one with public sewer. Elsewhere, homes depend on private wells and septic tanks. The county's 2025 comprehensive plan lists the lack of zoning and property-maintenance codes as a weakness, and it calls out absentee owners who let property decline.

For a seller, that cuts both ways. There is seldom a code case to clear before closing, but there is also little inspection history for additions, wiring, or a mobile home that was brought in later, so any buyer has to price in what is unknown.

The county also has a kaolin mining and processing operation, and the Ogeechee River forms part of its western line. Land near either may carry a mineral lease or a flood-zone designation, which shows up in the deed records in Gibson and on FEMA's flood map.

Glascock County property we buy

  • Mobile homes on family land, with or without a recorded certificate of permanent location
  • Pre-1940 farmhouses and town houses in Gibson and Mitchell
  • Homes on private wells and septic systems
  • Inherited houses and land where the heirs live elsewhere
  • Vacant or neglected houses owned from out of town
  • Homes with trees down or roof damage from Hurricane Helene, whose winds the National Weather Service judged, from the number of trees down, to have topped 60 mph across much of the county

Records, courts, and closing in Glascock County

Gibson is the county seat, and the courthouse there houses the Clerk of Superior Court, who records deeds, security deeds, and liens, and the Probate Court, which handles estates. Values come from the Board of Assessors and bills from the Tax Commissioner. As everywhere in Georgia, a licensed attorney conducts the closing.

Manufactured homes deserve a specific check. A mobile home becomes part of the real estate only after a Certificate of Permanent Location is recorded with the clerk; until then, it carries its own certificate of title, which the attorney has to transfer separately.

To get an offer, send us the parcel number from the assessor's map, tell us whether any mobile home on the land has its own title, and let us know who will sign. If heirs live out of state, the attorney can arrange signing where each of them lives.

Frequently asked questions

Do you buy houses in Gibson and Mitchell?

Yes, along with Edge Hill and the rural parts of the county, in any condition.

There is no public water where my land is. Is that a problem?

No. Most of rural Glascock is on private wells. A recent water test helps but is not required.

Can you buy a mobile home that was never converted to real property?

Yes. The home's title and the land's deed are transferred together at the same closing.

Does Glascock County have code violations I need to clear first?

There is no countywide property-maintenance code, so usually not. Unpaid property taxes still have to be paid off at closing.
