Fort Gordon owners selling from somewhere else

Columbia County sits next to Fort Gordon. A common story here is a house bought during one assignment, rented out after orders came, and managed from another state or overseas. Tenant turnover follows the post's schedule, and deferred work piles up between move-outs.

Selling is often the cleaner option than renting for a military owner with a VA loan. Under federal law, VA loan entitlement can be restored after the property is sold and the loan is paid in full, which frees it for the next purchase. You can sell with the tenant in place, sign wherever you are stationed, and the closing attorney wires your proceeds.

Helene in the subdivisions

Much of Columbia County's housing is newer subdivision construction set among tall pines. When Helene came through in September 2024, those trees came down across roofs, decks, fences, and garages. The National Weather Service reported widespread trees and power lines down, roads closed for extended periods, and many structures damaged by falling trees.

Two years later, the houses we see here usually have one of three problems: a roof replaced but framing or ceiling damage left behind, an insurance payment that covered the roof but not the interior, or repairs stalled while the mortgage company holds the insurance check. In an HOA neighborhood, exterior repairs may also need architectural approval. We buy at any stage. Bring the claim file and we will work from it.

Thurmond Lake: the Corps controls the shoreline

Thurmond Lake, also called Clarks Hill, runs along the county's northern edge, and the Savannah District of the Army Corps of Engineers manages its shoreline. Only about 18 percent of Thurmond's shoreline is zoned for limited development, where private docks may be permitted. About 61 percent is protected, where private facilities are prohibited. The Corps lists 'I own lakefront property' among the most common misconceptions, because the shoreline itself is public land.

Corps shoreline use permits do not transfer when a house is sold. They become void on sale, and the buyer has to apply in their own name. For a lake lot, the shoreline zone and any permit on file shape what a buyer is really getting, so have the permit paperwork ready.

Records, courts, and closing in Columbia County

Appling is the legal county seat, but county government works out of Evans. The tax assessor and tax commissioner are on Ronald Reagan Drive in Evans. The Clerk of Superior Court records deeds and liens at the Evans Justice Center and keeps limited hours at the Appling courthouse, and records can be searched statewide. The Probate Court, which handles wills and estate administration, has its courthouse in Appling and an annex in Evans.

The assessors set fair market value and the tax commissioner bills at 40 percent of it. Columbia County bills a stormwater fee to the property owner every month, based on the property's impervious area, either on the water bill or on a stormwater-only bill. The final water and stormwater balance is settled at closing. A licensed Georgia attorney closes the sale.

Requesting an offer in Columbia County

Send the address, who lives there, and the timing you are working with. The things that most often change our number or the closing date here are a report date or PCS date, the lease and deposit records for a tenant-occupied house, the insurance claim file and any funds the lender is holding, an HOA statement, any Corps shoreline permit for lake property, and for an inherited house, which court the estate is filed in. Tell us about any of these up front. Finding them late is what pushes a closing back.

Frequently asked questions

I was stationed at Fort Gordon and still own a house here. Can I sell from another state?

Yes. Closing documents can be signed at a duty station or overseas, and the money is wired to you. A tenant can stay in place through the sale.

Do you buy houses with Helene damage that was never fully repaired?

Yes, including denied or underpaid claims and repairs that stalled. Send the claim letters and tell us whether the mortgage company is still holding any of the insurance check.

My neighborhood has an HOA. Do exterior repairs need approval before I sell?

Not for us. We buy the house as it is, and any HOA balance is paid from your proceeds.

Does a Thurmond Lake dock permit transfer to the buyer?

No. Corps shoreline use permits become void when the property is sold, and the buyer has to apply for a new one.

What is the stormwater charge on my water bill?

It is Columbia County's stormwater service fee, billed to the owner based on impervious area. Any balance is settled at closing.
