After the Vogtle construction boom

While the two new reactors at Plant Vogtle were under construction, Burke County's comprehensive plan described almost every housing unit in the county as occupied, from single-family houses to spare rooms rented out to workers. RV parks and small temporary units went up in unincorporated areas and inside the towns to absorb the overflow.

Unit 3 began commercial operation in July 2023 and Unit 4 in April 2024. The county plan notes that Vogtle-related employment has been falling since 2020 as the work wound down. Owners who bought or converted property to house that workforce, particularly around Girard, Sardis, and Waynesboro, are the ones who may now be dealing with vacancies, interiors worn by short-term tenants, or an RV pad or mobile home setup that was never fully permitted.

Burke County property we buy

  • Houses and duplexes that were rented to construction crews and now sit vacant or keep turning over
  • Single-wide and double-wide homes on family acreage in unincorporated Burke
  • Older houses inside Waynesboro's urban redevelopment area
  • Homes in Girard and Vidette whose septic tanks have not been pumped or inspected in years
  • Properties still carrying tree or roof damage from Hurricane Helene
  • Inherited houses where no estate has been opened
  • Small rural tracts with a home site, pine timber, or pasture

Septic, sewer, and the flood map

Waynesboro, Keysville, Midville, and Sardis operate their own sewer systems. Girard, Vidette, and unincorporated Burke rely on septic tanks, and the county owns no water or sewer system of its own. On a rural sale, a recent pump-out or inspection report answers one of the first questions a buyer or closing attorney will ask.

The county plan also states that the FEMA 100-year floodplain reaches into every incorporated town in Burke, not only the bottomland along the Savannah and Ogeechee rivers. Check the parcel on FEMA's Flood Map Service Center before you settle on a price, because a financed buyer in a high-risk zone will have to carry flood insurance.

Burke County Code Enforcement handles illegal dumping, inoperable vehicles, public nuisances, and the relocation of unpermitted homes. If a mobile home was moved onto a lot without a permit, say so early. It can usually be resolved, but it affects the title work and the closing date.

Helene damage outside Augusta

The National Weather Service estimated Helene's peak gusts in Burke County at 90 to more than 100 mph. Its summary describes many structures damaged by falling trees, with one home destroyed and 47 others damaged, and Burke was part of FEMA's major disaster declaration for the storm.

If a repair was never finished or a claim is still open, we price the house as it stands today. How any remaining insurance money is handled is written into the purchase contract.

Records, courts, and closing in Burke County

Waynesboro is the county seat. The Clerk of Superior, State and Juvenile Court at the Burke County Judicial Center on East 6th Street records deeds, security deeds, plats, and liens, and estates go through the Burke County Probate Court. The Board of Tax Assessors sets fair market value and the Tax Commissioner bills on it.

Closing is handled by a licensed Georgia attorney. For a manufactured home on land, the attorney will check whether a Certificate of Permanent Location was recorded with the clerk. If it was not, the home is still personal property with its own certificate of title, and that title has to be handled alongside the deed.

When you ask us for an offer, tell us four things: septic or sewer, the flood zone if you know it, any lease in place, and whether each mobile home on the property has a title or a recorded certificate. Those answers set most of the timeline in Burke County.

Frequently asked questions

I rented my Waynesboro house to Vogtle construction workers. Will you buy it now that they have left?

Yes. Vacant or partly rented, and with whatever wear short-term tenants left behind. We buy it as it is.

Do you buy mobile homes on land in rural Burke County?

Yes, including older single-wides. Let us know whether the home has a title or a recorded Certificate of Permanent Location, since that decides how the closing attorney transfers it.

My house in Girard is on septic. Is that a problem?

Not for us. We do not require a new system. If you have a pump-out or inspection report, send it, because it speeds up the attorney's review.

How do I know if my Burke County property is in a flood zone?

Search the address on FEMA's Flood Map Service Center, or send us the address and we will look it up. The county's floodplain reaches into each of its towns.

There is an RV hookup or a moved-in mobile home on my lot that was never permitted. Can I still sell?

Yes. Tell us what is on the property so the attorney can deal with title and any county code issue before closing.
