What Helene did to Jefferson County
The National Weather Service ranked Jefferson County among the hardest-hit counties in east-central Georgia. Its storm summary estimates more than $75 million in lost timber, reports 24 homes destroyed, and notes that the entire county was without power at one point. A weather station near Louisville recorded a 75 mph gust, and 10 to 11 inches of rain sent gauges on Brushy Creek and in the Ogeechee basin into minor flood.
That left two kinds of problem property. One is the house with roof, framing, or tree damage that was patched but never properly repaired. The other is family land where the timber everyone was counting on is now on the ground or already salvaged. Both still sell, but the price follows what is standing today, not a pre-storm appraisal.
Heirs' property and an aging housing stock
The county's comprehensive plan says close to half of local housing was built before the 1980s, and it names heirs' property as a reason some owners could not qualify for housing-rehab grants. The same gap blocks a sale. If the house is still deeded to a parent or grandparent, either an estate has to be opened in Jefferson County Probate Court or the heirs have to be determined before an attorney can insure the closing.
Mobile homes and trailers make up about 30 percent of the county's housing, so a rural parcel here may carry a site-built house, a manufactured home, or both. We can buy them together or separately.
Kaolin, mineral leases, and land sales
Jefferson County sits within Georgia's kaolin belt. Georgia EPD issued a surface mining permit for a kaolin pit in the county in 2022, and the county plan counts several mining sites among its industrial land.
If your land was ever leased for clay, or an earlier deed reserved the mineral rights, the title search at the Clerk of Superior Court will find it. Tell us at the start. A recorded lease or reservation does not stop a sale, but it changes exactly what is being sold and what the land is worth.

Records, courts, and closing in Jefferson County
Louisville is the county seat. The Clerk of Superior Court at 1200 School Street maintains deeds, plats, liens, and UCC filings, and the Probate Court in the same building handles estates. The Board of Assessors sets values and the Tax Commissioner on Peachtree Street sends the bills. Every sale closes through a licensed Georgia attorney.
A countywide reappraisal for the 2027 tax digest is under way, with field appraisers reviewing properties starting in October 2026. If you are weighing whether to sell before new values arrive, the Tax Commissioner can give you the current bill and any amount past due.
The details that move a Jefferson County offer most are whether Helene repairs were finished, whether an insurance claim is still open, whether an estate exists, and whether the house is on city sewer or a septic tank. Sewer service is offered mainly by the cities and much of the unincorporated county uses septic, so expect that question on nearly every rural property.
Frequently asked questions
My house in Louisville still has Helene damage. Will you buy it before repairs?
Yes. We buy it unrepaired, including roof and tree damage and work that was started and never finished.
Helene knocked down most of the timber on our land. Can we still sell?
Yes. We buy the land as it is now. If a timber buyer has already cut, send us that contract so we know what was removed.
Does a kaolin lease on our family land prevent a sale?
No, but it has to be reviewed. The closing attorney reads the recorded lease or mineral reservation, and our offer is based on the rights that actually transfer.
The house is still in my late father's name. Where do we start?
With the Jefferson County Probate Court in Louisville. If an estate was never opened, call us before you hire anyone; we can buy at whatever stage the paperwork is in.
Will the 2027 reappraisal affect my sale?
Not our offer. It can change the tax proration at closing if the sale happens after the new bills go out.
