Design review anywhere in Thomson

Thomson's historic preservation commission reviews a locally designated district that covers the city. When a project needs a building permit, the owner applies for a certificate of appropriateness and presents the plans to the commission before the permit issues. McDuffie County has its own preservation ordinance and commission, and the two have been working toward a joint commission. Residential and commercial design guidelines for the Thomson district were finished in August 2024.

None of that has to be resolved before you sell. It matters because a buyer who plans to change the exterior, add on, or demolish has to budget for the review, and that shows up in what they will pay. We read the guidelines before quoting on any Thomson house that needs exterior work.

Rentals, blight, and the land bank

The county and city formed a land bank authority, have looked at a blight tax, and are examining ways to deal with blighted rental property. Their 2025 joint plan names rental housing in poor condition as a weakness. If you own a Thomson rental with deferred maintenance, a code notice, or a tenant on an informal lease, tell us early; it changes how we structure the purchase, not whether we make one.

Manufactured homes are a little over a quarter of the county's housing, mostly on rural lots. The county's soils are rated fair to poor for septic tanks, and sewer lines from the joint city-county utility do not reach every rural road, so a failing drain field can stall a financed sale of a rural house.

Creeks, Dearing, and the lake end of the county

The 2022 hazard mitigation plan counts about a thousand structures or parcels at least partly in flood-prone areas, and Thomson has spent grant money on drainage work on several residential streets. The same plan noted that Dearing was not then in the National Flood Insurance Program and had annexed a few floodplain parcels, so for a Dearing property in a mapped flood zone, ask early what flood coverage is available.

Part of the county borders Thurmond Lake along the Little River, where the county manages two Corps campgrounds and only a few private subdivisions touch the lake. The shoreline there is federal, and a Corps dock permit becomes void when the house sells. McDuffie was also among the Georgia counties designated for FEMA individual assistance after Hurricane Helene in 2024, so tell us about any storm claim or tree damage still being worked out.

Records, courts and closing in McDuffie County

Thomson is the county seat, and the city and county share one government website. The McDuffie County Clerk of Superior Court records deeds, security deeds, and liens; the Probate Court handles estates; the Board of Assessors sets values and the Tax Commissioner bills. Your closing will be run by a licensed Georgia attorney.

To get the most accurate offer, send any open code case or COA paperwork, a copy of the lease if the house is rented, the flood zone if you know it, and whether the house is on septic or sewer. Those are the items that most often change our price or push back a closing date here.

Frequently asked questions

My house is in Thomson. Do I need historic commission approval to sell it?

No. Review applies to permitted exterior work, not to a sale. It only matters if you or the buyer want to change the outside of the house.

Can you buy a Thomson rental that has a code notice?

Yes. Send the notice and the lease, and we will tell you whether the issue is handled before or after closing.

My Dearing property is in a flood zone. Does that stop a sale?

No. It can limit what a financed buyer can do. We buy floodplain property as it is, and the flood zone is simply part of how we price it.

Do you buy mobile homes on land outside Thomson?

Yes, whether or not the home has been recorded as part of the real property. The closing attorney sorts out the title side.

I still have tree damage from Hurricane Helene. Should I repair it first?

Not for us. Tell us what was claimed and paid, and we will price the house as it is.
