We buy houses in Lake County, FL, in any condition
If you are looking for cash home buyers in Lake County, here is how we work. We buy houses, condos, and land, plus mobile and manufactured homes, in whatever condition they are in, so there is nothing to repair, clean, or stage, and no commission comes out of your proceeds. We have more than 10 years behind us buying property as-is. The offer comes in writing, a title company closes the sale, and the date is up to you.
Selling an inherited house in Lake County, FL
Lake County estates are filed with the Lake County Clerk of the Circuit Court & Comptroller, whose office is at 550 W. Main St. in Tavares, and the cases are heard in Florida's Fifth Judicial Circuit, which also takes in Citrus, Hernando, Marion, and Sumter counties. When the person who died lived in Lake County, the estate belongs here even if every heir lives in another state.
Two details catch Lake County families off guard. Whoever is holding the original will has to file it with the clerk no more than 10 days after learning of the death, under section 732.901 of the Florida Statutes, so a will kept in a desk drawer in Leesburg or Umatilla needs to go to the Lake County Clerk. And older probate guidance still quotes a $75,000 ceiling for summary administration: Chapter 2026-57, Laws of Florida, raised that limit to $150,000 as of July 1, 2026, which opens the shorter process to more modest Lake County estates.
The clerk's staff are not allowed to give legal advice, so the choice between summary and formal administration is one to make with a Florida probate attorney. For the statewide rules, see selling an inherited house in Florida and selling probate property; the inherited property sale calculator shows what each month of waiting costs the estate.
Heirs who live outside Florida
Many Lake County houses pass to children and grandchildren who moved away years ago. Florida limits who can serve as personal representative from out of state: under section 733.304, a nonresident qualifies only as a close relative of the person who died, such as a child or adopted child, grandchild, parent, spouse, brother, sister, aunt, uncle, niece, or nephew, or as the spouse of one of those relatives. A family friend who lives in another state generally cannot serve.
Once someone has authority to sell, most of the rest can happen from wherever you live. The title company can send a mobile notary or set up remote signing, we can arrange access through a neighbor, a property manager, or a lockbox, and whatever is left in the house can stay there. If the house will sit empty while the estate is open, read our notes on selling a vacant house in Florida and on selling from out of state.
How a sale works while the house is in an estate
- Send us the address and, if a case is already open, the Lake County probate case number, so we can read the file and the recorded deed.
- We review the house as it stands and send a written cash offer, with no pressure to answer quickly.
- The person with authority signs the contract: the personal representative in a formal administration, or the beneficiaries once the court enters an order of summary administration.
- Closing is timed to the estate's authority to sign, whether that means letters of administration, a court order, or a waiting period your attorney points out.
- A title company searches the Lake County official records, pays off any mortgage, taxes, and liens from the sale, and sends the balance to the estate or the heirs.
- Furniture, clothes, and a garage full of tools can stay behind. The family takes what matters and leaves the rest to us.
Mobile homes, manufactured homes, and 55+ parks
Manufactured housing is a large part of Lake County. Census survey figures cited in Mount Dora's 2045 comprehensive plan put mobile homes at about 17 percent of the county's housing units, and the county's own housing study for its 2030 comprehensive plan counted 152 mobile home parks, noting state records that showed 55 of them restricted to residents 55 and older. We buy mobile and manufactured homes in parks and on private land, including older homes and homes left to heirs.
How the home is classified changes the paperwork. The Lake County Tax Collector treats a mobile home in a rental park, or on land someone else owns, as personal property that needs a decal renewed on a schedule, while a home permanently attached to land owned by the same person can be taxed as real property, with a permanent decal that transfers when the land and home sell together. A home that should be on the real property tax roll but is not can be billed back taxes and penalties. We check the title, the decal, and the Property Appraiser's record before we make an offer.
Lake County is in HUD Wind Zone 2, and the wind zone is printed on each home's data plate. That matters if anyone plans to move the home: the City of Eustis, for one, will not let a Zone 1 home be relocated into the city. Buying the home where it sits avoids the question.
Lakes, flood zones, and the Harris Chain
The Harris Chain of Lakes runs through the middle of the county. The Florida Fish and Wildlife Conservation Commission describes eight primary lakes, Apopka, Harris, Griffin, Eustis, Dora, Beauclair, Carlton, and Yale, covering about 75,000 acres in Lake and Orange counties, and Tavares, Eustis, Mount Dora, and Leesburg all sit on lakes in the chain.
The chain's water levels are managed. The St. Johns River Water Management District holds the lakes near target levels it calls regulation schedules and releases water through control structures, including the Burrell and Moss Bluff dams, when levels run high. Even so, a lakefront lot can sit in a FEMA flood zone, and seawalls, docks, and boathouses need upkeep of their own. We look at the flood zone, the shoreline, and any flood history on every lakefront property, and our page on selling a water-damaged house covers what to disclose if a house has taken on water.
Towns and communities across Lake County
Many Lake County homes are in places too small to have a page of their own here. We buy in all of them, inside city limits and in unincorporated areas:
- North Lake: Umatilla (ZIP 32784), Altoona and Pittman (32702), Paisley and Lake Kathryn (32767), Astor (32102), and Pine Lakes (32736), with Ocala National Forest land around Alexander Springs between Astor and Altoona
- Central Lake: Tavares, Eustis, and Mount Dora, along with Astatula (34705), Howey-in-the-Hills (34737), Yalaha (34797), Okahumpka (34762), and Silver Lake and Lisbon (34788)
- East Lake: Sorrento and Mount Plymouth, which share ZIP 32776
- South Lake: Clermont, Minneola (34715), Montverde (34756), Groveland (34736), Mascotte (34753), and Ferndale
- Toward the Sumter County line: Leesburg, Fruitland Park (34731), and Lady Lake, where the Lake County section of The Villages lies in the town and a portion of unincorporated Lake County
Code enforcement and permits: county or city?
Lake County has 14 incorporated cities and towns, each with its own code of ordinances, and the unincorporated areas between them fall under the county code. The county's Office of Code Enforcement, at 315 W. Main St. in Tavares, sends cases that are not fixed voluntarily to a Special Magistrate, and an unpaid fine can turn into a recorded lien on the land and on other property the owner holds. Under the county's process, that lien can last up to 20 years after the order imposing the fine is recorded.
Septic tank permits are a separate, state-run program handled through the environmental health office rather than county building staff. Mailing addresses blur all of this, because many homes with a Tavares, Eustis, or Mount Dora address are not inside those cities, so we confirm which government covers each property during our review.
An open code case, unpaid fines, or work done without a permit does not stop a sale to us. Our pages on selling a house with code violations and selling a house with open permits explain how those are usually cleared at closing.
Sell my house fast in Lake County, FL
To sell your house fast in Lake County, you do three things: tell us about the property, let us see it, and decide on the written cash offer, which shows how we reached the number. You are under no obligation to accept it.
Say yes, and a title company searches the title and liens, settles what is owed at closing, and sends you what remains. When nothing clouds the title, you could be at the closing table in as little as 10 days. Waiting on an estate, a mobile home title, or a code lien pushes that out, and a later date of your choosing is fine too.
Checking any cash buyer, including us
Before you sign with anyone who sends a "we buy houses" letter to a Lake County address, get the offer in writing, call the title company yourself, and search the buyer's name on Sunbiz, the state's business records site run by the Division of Corporations. A legitimate buyer won't charge you anything to make an offer. The other warning signs are in our cash home buyer red flags post.
Frequently asked questions
How do I sell an inherited house in Lake County, FL?
Start by finding out how the house passed: by deed, through a trust, or through probate. If probate is needed, the case is filed with the Lake County Clerk in Tavares, and once the personal representative or the beneficiaries have authority to sign, we close when the family is ready, with the belongings left in place.
Where is probate filed in Lake County, Florida?
With the Lake County Clerk of the Circuit Court & Comptroller, 550 W. Main St., Tavares, FL 32778. Cases are heard in the Fifth Judicial Circuit. Clerk staff cannot give legal advice, so most families work with a Florida probate attorney.
Can I sell a house in Lake County while it is still in probate?
Yes. We can settle on a price and put the house under contract with the case still open, then close once the court has given someone authority to sell. With the case number, we can plan the dates around the court.
Can I handle my parent's Lake County estate from out of state?
Often, yes. Florida allows a nonresident to serve as personal representative if they are a close relative of the person who died, such as a child, grandchild, or sibling. A mobile notary can usually bring the closing papers to you.
Do you buy mobile homes in Lake County 55+ parks?
Yes. We buy manufactured homes in age-restricted and all-ages parks and on private land. We check the title, the decal, and the park's requirements as part of our review.
Do you buy houses in Mascotte, Umatilla, Montverde, and Astatula?
Yes. We buy in every Lake County city and town, and in unincorporated communities such as Yalaha, Okahumpka, Altoona, Astor, Sorrento, and Paisley.
Do you buy houses in The Villages?
Yes. Part of The Villages is in Lake County, in Lady Lake and a nearby unincorporated area, and we buy homes there as-is, including homes inherited by family members.
How quickly can I sell a house in Lake County, FL?
In as little as 10 days, provided the title is clear. A probate case, a lien, or a mobile home title that needs sorting out means a later closing, set to fit.
