Roofs first — a tile or shingle roof past its life, or one tarped after a storm and never properly repaired, lets water into the deck and the ceiling below. Then plumbing: failed supply lines, water heaters at the end of their life, and polybutylene piping in houses built from the late 1970s into the mid-1990s.
Under older slab houses the drain lines themselves fail. Cast iron sewer lines installed before the 1970s corrode from the inside, crack, and eventually collapse, and a camera scope showing that is a common reason a financed Florida sale dies. Then flooding, from surge, rainfall, or a rising water table.
Humidity turns water damage into mould
This is what makes Florida different. A leak that would dry out in a week in Arizona grows mould here, especially in a house with the air conditioning off or set high. By the time many owners discover a problem, remediation rather than repair is the conversation.
Florida licenses mould assessors and remediators, and the assessor and remediator generally must be independent of each other. That makes a compliant remediation a formal, documented process, not a weekend job — and it is a major reason owners decide to sell rather than manage it.
Claims and half-finished work
Where there is a mortgage, the servicer typically controls insurance proceeds and releases them as work is completed. Owners end up holding a partial payment and an unfinished house. Others had the claim denied — water damage claims are denied more often than most, particularly where the cause is gradual rather than sudden.

What this does to insurability
