When a buyer's inspection ends the deal
It often goes like this: the house goes under contract, the buyer's inspector writes up the roof, the plumbing, and the electrical panel, and the insurer or lender balks. The buyer asks for a large credit or walks away, and the seller is back where they started. If that has happened to you, or you expect it will, a buyer who is not relying on a loan can end the cycle.
We still walk through the house, but our offer already assumes the repairs, and there is no lender condition to satisfy. If you already fixed some items for the last buyer, tell us, and we will factor in the work that is already done.
Items that come up in homes of this age
- Gray polybutylene supply pipe, installed in a lot of houses from roughly 1978 to the mid-1990s, which many insurers refuse to cover
- Roofs past the age insurers accept, which turns a four-point or roof inspection into a problem
- Original air handlers, ductwork, and water heaters
- Rotted fascia, window frames, and sliding-door tracks
- Cracked driveways and slab cracks that make buyers nervous
- Patio rooms and additions that were never permitted
Starke Lake and the older part of town
Ocoee's original downtown sits along the shore of Starke Lake. Houses in the older blocks near the lake range from early wood-frame homes to mid-century block construction, and lakefront lots bring flood zone and shoreline questions that inland subdivisions do not. These homes are more likely to have been passed down in a family, and more likely to need a full update.
Rentals between the highways
Ocoee sits where Florida's Turnpike, State Road 429, and State Road 408 come together, with West Oaks Mall near the middle of the city. That access makes it popular with commuters, and many single-family homes here are rented out. Landlords contact us when a tenant stops paying, when a turnover reveals more damage than expected, or when they simply want out of managing. We buy occupied rentals and can work with the lease as it stands.
Selling without the repair list
You tell us about the house, including anything a past inspection found. We walk through, give you a written number, and show how the repairs figured into it. If you accept, the title company takes care of the title work and payoffs, and you close on the date you choose. An old inspection report helps us move faster but is not required.
Frequently asked questions
My Ocoee sale fell through after inspection. Can you still buy?
Yes. Send the inspection report if you have it. It speeds up our review, and you are not expected to repair any of it first.
Do you buy homes with polybutylene plumbing?
Yes. We factor the cost of replacing it into our offer.
Will you buy my rental with a tenant still living there?
Yes, even if the tenant has fallen behind on rent. We go over the lease and the payment history with you.
Do you buy lakefront homes around Starke Lake?
Yes. We review the flood zone and shoreline along with the house.
