Selling next to the builders
Much of the new construction in west Orange County is within a short drive of Winter Garden. When a buyer can choose a brand-new house with a builder warranty, a resale that needs flooring, a roof, or an air conditioner has to compete with that. Owners in newer subdivisions sometimes find that the updates buyers expect cost more than they want to spend, especially when they are moving on a deadline.
A direct sale takes that comparison off the table. We buy the house in its current condition, and you do not have to replace anything before closing.
Horizon West, CDDs, and HOA fees
Horizon West is a large planned area in unincorporated Orange County, south of Winter Garden's historic core and organized into villages built around neighborhood centers. Many homes there have a Winter Garden mailing address but fall under Orange County for permits and code enforcement.
Many communities in the area were financed through Community Development Districts. The CDD charge shows up on the annual property tax statement, separate from HOA dues, and the two together can add a meaningful amount to the monthly cost of owning the home. If those costs are why you want to sell, we review the tax bill, the CDD's debt assessment, and the association records, and build them into our offer.
Old Winter Garden around Plant Street
The historic downtown along Plant Street, where the West Orange Trail runs through the middle of town on an old rail corridor, has some of west Orange County's oldest houses. Many are wood-frame homes from the early 1900s through the 1950s, with the upkeep that comes with age: settled piers, original windows, old wiring, and porches that were closed in years ago. We buy these homes as-is, including ones that have been rentals for decades.
Groves turned into subdivisions
Winter Garden sits on the south shore of Lake Apopka and grew as a citrus town. Hard freezes in the 1980s ended grove farming across much of the area, and over the following decades a lot of that land became subdivisions. The first wave of those homes, built in the 1990s and early 2000s, is now at the age where the original roof is often the first thing an insurer asks about.
