Is your house actually in the City of Orlando?
Orlando mailing addresses cover far more ground than the city itself. Pine Hills, Conway, Azalea Park, Union Park, and Dr. Phillips all use Orlando addresses but sit in unincorporated Orange County. Inside city limits, the City of Orlando runs permitting, code enforcement, and historic review. Outside them, the county does. When an open permit or code case is involved, that difference decides who you deal with and what it takes to resolve it, so we confirm it at the start.
Lake neighborhoods and historic districts
Many of Orlando's oldest homes sit around its downtown lakes, in neighborhoods such as Lake Eola Heights, Thornton Park, Delaney Park, and College Park, where the streets carry college names and many bungalows date from the 1920s through the 1940s.

Newer Orlando, from Baldwin Park to Lake Nona
Not every Orlando sale involves an old house. Baldwin Park was built on the former Naval Training Center, and Lake Nona in the southeast has grown into a large planned area with its own medical and research campus. Homes there are newer, but they can come with HOA rules, CDD assessments on the tax bill, and, in the earliest sections, first roofs and air conditioners reaching the end of their life.
