Common problem-tenant situations

  • Tenants who are months behind on rent
  • Holdover tenants who stayed after the lease ended
  • Property damage, unauthorized pets, or unauthorized occupants
  • Complaints from neighbors or the association
  • An eviction that has already started or stalled
  • Tenants who will not allow access for repairs or showings

Why a traditional sale is difficult

Most retail buyers want to move in, so they need the property vacant. That means finishing an eviction or waiting out the lease, then repairing the damage before listing. Tenants must also be given proper notice for showings, and an unhappy tenant can make a home show poorly or refuse reasonable access.

Selling with the tenant in place

When you sell to us, the lease and the tenant's rights transfer with the property, and we become the landlord at closing. That means the situation becomes ours, not yours. We review the lease, rent history, and any notices or court filings, and we factor them into a straightforward offer.

Stay on the right side of the law

However frustrating the situation, do not change the locks, remove the tenant's belongings, or shut off utilities. Self-help evictions are illegal in Florida and most states and can expose you to damages. If you need a tenant out before selling, use the court eviction process or a written cash-for-keys agreement, and consider speaking with a landlord-tenant attorney.

Frequently asked questions

Do I need to finish the eviction before selling?

No. We consider properties with an eviction in progress. Tell us where the case stands.

What happens to the back rent the tenant owes?

That depends on your agreement with the buyer. Discuss it before signing so it is clear in the contract.

Will you buy if I cannot get inside the property?

Sometimes. We can review public records, the exterior, and what you know about the interior, and factor the uncertainty into our offer.
