The 2026 Ararat River flood
In early August 2026 a storm dropped heavy rain on the Mount Airy area and pushed the Ararat River to roughly 29 feet, the worst flooding there since 1979. Hundreds of sites were damaged, and the county asked residents to report damage through its website.
If your house took water, you do not have to finish repairs, wait on insurance, or clean out before selling. We buy flooded houses wet, gutted, or partly repaired. Tell us what happened and what has been done since.
Elkin and the Yadkin River
Elkin sits on the Yadkin River, which reached flood level there during Helene in September 2024. Houses on low ground near the river and the creeks that feed it can carry high flood insurance quotes, and that alone can end a financed sale.
Elkin also has older houses near downtown from its mill and manufacturing years. We buy in and out of the floodplain, in any condition.
Mount Airy's mill-era houses and the rural county
Mount Airy grew around textile, hosiery, and furniture plants, and its older neighborhoods have early and mid-1900s frame and brick houses with original wiring, old plumbing, and crawlspace problems. Many have been rentals for years or sat empty after an owner moved into care.
Across the rest of Surry, houses run on wells and septic, manufactured homes are common, and farmland is often in present-use value. If the land leaves qualifying use at sale, three years of deferred taxes plus interest come due, and we account for it up front.

Records, courts, and closing in Surry County
Dobson is the county seat, so deeds are recorded with the Surry County Register of Deeds there and the clerk of superior court in Dobson hears foreclosures and keeps estate files. Current values come from the 2025 revaluation, with the next scheduled for 2029. Delinquent taxes are paid from the closing proceeds.
A licensed North Carolina attorney handles the closing. If contractors have done flood repairs, tell us, since North Carolina mechanics' liens can relate back to when the work began.
