The Haw River after Chantal
In July 2025 the remnants of Tropical Storm Chantal pushed the Haw River to about 32.5 feet, just short of its record, and the river went into homes and cut off neighborhoods in eastern Alamance County. Saxapahaw was among the hardest-hit spots, and roads flooded around Graham and Swepsonville.
A house that took water, or one that now shows up in a buyer's flood search, is hard to sell with a federally backed loan because of the flood insurance requirement and the inspection that follows. We buy flooded houses gutted, half repaired, or untouched. Tell us how high the water got and what was done afterward.
Mill villages in Burlington, Graham, and Haw River
The mill towns along the Haw left behind blocks of small frame houses built for workers in the early 1900s, plus 1940s and 1950s houses built as the mills expanded. The usual findings are original wiring, galvanized supply lines, piers and crawlspaces that have settled, and rear additions put on without permits.
Many of these houses have been rentals for decades. Tenants, deferred repairs, and old additions do not need to be dealt with before a cash sale.
Historic districts and Elon rentals
Graham's Courthouse Square local historic district and Burlington's local historic district west of downtown both require a certificate of appropriateness before exterior changes such as new windows, siding, porches, or demolition. That review adds time to a renovation and keeps some buyers away. We buy inside both districts and handle the approvals after closing.
In the Town of Elon, no more than three people who are not related by blood, marriage, or adoption may live together in one dwelling. A house leased by the bedroom to more students than that is worth what its legal occupancy supports, not its current rent roll. We buy student rentals occupied or between leases.

Records, courts, and closing in Alamance County
Graham is the county seat. Deeds and deeds of trust are recorded with the Alamance County Register of Deeds in Graham, the clerk of superior court there hears foreclosures and keeps estate files, and the county tax office set the current values in its 2023 revaluation. The next one is scheduled for January 1, 2027.
A licensed North Carolina attorney handles the closing. If contractors did flood repairs or other work recently, tell us, since North Carolina mechanics' liens can relate back to the day the work began.
