Cooleemee's mill houses

Cooleemee was a company town, and roughly 330 of its original mill village houses still stand. The mill offered the houses for sale to their occupants in 1953, which means many have passed through two or three generations since, sometimes without an estate ever being opened.

These are small frame houses on piers, often with original wiring, old plumbing, and kitchens and baths added later. We buy them as they are, and we work with every heir when the title is split.

Mocksville and the rural county

Mocksville has early-1900s houses near the square and on North Main Street, and 1950s to 1970s ranches around them. Outside town, most houses run on a private well and septic system. A failed septic inspection, no permit on file at county environmental health, or a manufactured home still titled as a vehicle is a common reason a financed sale stalls.

Much of Davie is farm and forest land in present-use value. If the buyer won't keep it in qualifying use, three years of deferred taxes plus interest come due at sale. We include that in the offer.

Davie's 2025 revaluation

Davie County's current values took effect January 1, 2025, and the next revaluation is scheduled for 2029. Value stays fixed between revaluations, so the change arrived in one step.

If the higher bill has put you behind, the sale can still go ahead, and the overdue amount is settled at closing.

Records, courts, and closing in Davie County

Mocksville is the county seat. The Davie County Register of Deeds in Mocksville records deeds, the clerk of superior court there holds foreclosure hearings and estate files, and the county assessor's office set the 2025 values.

A licensed North Carolina attorney handles the closing. When heirs are involved, the estate can be opened with the clerk as part of the sale rather than before it.

Frequently asked questions

Do you buy mill houses in Cooleemee?

Yes, including ones with original wiring and plumbing and ones that have passed down without a probate.

The house belonged to my grandparents and nobody opened an estate. Can it still be sold?

Yes. We work with the heirs, and the estate can be opened with the clerk of superior court as part of the sale.

I fell behind on taxes after Davie's 2025 revaluation. Is that a problem?

No. The past-due taxes are paid at closing out of your sale proceeds.

Do you buy in Bermuda Run and Advance?

Yes, along with Mocksville, Cooleemee, and the rest of the county.

Our Davie farm is in present-use value. Does selling trigger a tax bill?

It can. If the land leaves farm or forest use, the deferred taxes for the prior three years plus interest are due, and our offer is built around that number.
