Wells, septic, and sloped lots

Almost every house outside King and Walnut Cove relies on a private well and septic system, and much of the county is hilly. A septic field on a slope that has failed, a system with no record at county environmental health, or a well with a bacteria result can end a financed contract.

Long gravel drives, old outbuildings, and manufactured homes on family land are common too. We buy with all of that as it is. Send any septic paperwork you have, and if there is none, that's fine.

Belews Lake property

Duke Energy built Belews Lake as a cooling reservoir and still controls its shoreline. It is not permitting new docks on the lake, so a lakefront lot without one will not get one. Buyers who expect to add a dock often walk once they learn that.

We buy Belews Lake houses and lots with or without an existing dock, and we price them on what is already there.

King, Walnut Cove, and the 2025 values

King has 1970s to 1990s subdivision houses now due for roofs, HVAC, and windows, while Walnut Cove and Danbury have older houses near their small downtowns. Danbury sits on the Dan River, and low ground near the river and its creeks is flood-prone.

Stokes County's current values took effect January 1, 2025, and the next revaluation is scheduled for 2029. If the bill has gotten ahead of you, delinquent taxes are paid out of the closing proceeds.

Records, courts, and closing in Stokes County

Danbury is the county seat. The Stokes County Register of Deeds and the clerk of superior court, who hears foreclosures and keeps estate files, are both in Danbury, and county environmental health holds septic and well records. If the land is in present-use value and leaves qualifying use, three years of deferred taxes plus interest come due at sale.

A licensed North Carolina attorney handles the closing, and the deed is recorded before funds are released.

Frequently asked questions

Do you buy Stokes County houses with a failed septic system?

Yes. A failed system, or one with no permit on file, does not need to be repaired first.

Can I add a dock on Belews Lake?

Duke Energy is not permitting new docks there. We buy lake property and price it on what already exists.

Stokes County raised my value in 2025 and I owe back taxes. Can I still sell?

Yes. The closing attorney pays the overdue taxes from the sale proceeds.

Do you buy in King?

Yes, on both the Stokes and Forsyth sides of King, along with Walnut Cove, Danbury, and Pinnacle.

Will you buy a manufactured home on family land?

Yes, whether or not it has been retitled as real property.
