Eden and Mayodan after the mills

Eden grew from the mill towns of Leaksville, Spray, and Draper, and Mayodan started as a cotton-mill town in the 1890s. The big employers closed between the late 1990s and the early 2000s, and many of the houses built for their workers became rentals or sat with aging owners.

The common findings are original wiring, old plumbing, houses on piers with settled floors, and add-ons from the 1950s and 1960s with no permit. None of that has to be fixed before we buy, and houses with tenants in place are fine.

River flooding in Eden and along the Dan

The Dan, Smith, and Mayo rivers all run through the county, and the Smith meets the Dan in Eden. Hurricane Florence in 2018 pushed the Dan close to moderate flood stage at Wentworth, and low-lying areas near the rivers in Eden, Madison, and Mayodan are the first to take water in a big storm.

A house in a mapped flood zone needs flood insurance for a federally backed mortgage, and a high premium quote can kill a financed sale late. We buy houses that have flooded and houses that only sit in the zone.

The 2024 revaluation and Belews Lake

Rockingham County's current values took effect January 1, 2024, and the next revaluation is scheduled for 2028. Owners who had not seen a reset in years, along with heirs and landlords, often decide to sell after that step. Delinquent taxes are paid from the closing proceeds.

Part of Belews Lake lies in the southwest corner of the county. Duke Energy owns the lake and is not permitting new docks there, so a lot without an existing dock will not get one. We price lake property on what is already in place.

Records, courts, and closing in Rockingham County

Wentworth is the county seat, and the courthouse, the Register of Deeds, and the tax office are all there. The clerk of superior court in Wentworth handles foreclosure hearings and estate files for the whole county, including Eden and Reidsville addresses.

A licensed North Carolina attorney handles the closing. If any contractors worked on the house recently, mention it, since North Carolina mechanics' liens can relate back to when the work started.

Frequently asked questions

Do you buy old mill houses in Eden and Mayodan?

Yes, including houses with tenants, original wiring, and unpermitted additions.

Will you buy a house near the Dan River that has flooded?

Yes. Let us know which storm, how much water got in, and any repairs since, and the offer reflects the house in its current state.

Rockingham revalued in 2024 and I'm behind on the bill. Can I sell?

Yes. Whatever is owed is paid off at closing from the proceeds.

Can I add a dock if I buy or sell a lot on Belews Lake?

Duke Energy is not permitting new docks on Belews Lake, so we price the lot on what is already there.

Do you buy in Reidsville and Stoneville?

Yes, along with Wentworth, Madison, and the rest of the county.
