Family land and heirs' property
A great deal of Caswell County land has been in the same families for generations, and it is common for a farmhouse to be titled to a parent or grandparent who died years ago with no estate opened. When several heirs each own a share, no one can sell or borrow against it alone.
We buy heirs' property regularly. We work with all of the heirs, the estate can be opened with the clerk of superior court as part of the sale, and we can buy out the shares together.
Hyco Lake after Chantal
In July 2025 the remnants of Tropical Storm Chantal flooded Hyco Lake, damaging homes, docks, boathouses, and other shoreline structures in Caswell and Person counties. Dock and shoreline questions on the lake go through the Person-Caswell Lake Authority.
If a lake house or dock was damaged and you would rather not rebuild, we buy it as it is. Tell us what was hit and what insurance has covered.
Old farmhouses, wells, septic, and land in present-use value
Most Caswell houses outside Yanceyville run on private wells and septic, and many are older farmhouses with original wiring, old plumbing, and additions built over decades. Manufactured homes on family land are common. Any of these can stall a financed sale.
Farm and forest land is often enrolled in present-use value. If a buyer won't keep it in qualifying use, three years of deferred taxes plus interest come due, and we include that in the offer. Caswell's current values date from the 2024 revaluation, and the next is scheduled for 2028.

Records, courts, and closing in Caswell County
Yanceyville is the county seat and holds the Caswell County Register of Deeds, the tax office, and the clerk of superior court, who opens estates and hears foreclosures. Septic and well permits are kept by county environmental health.
A licensed North Carolina attorney handles the closing. Delinquent taxes are paid from the proceeds, so they do not have to be cleared before the sale.
Frequently asked questions
Can you buy a Caswell County farmhouse that is still in a deceased parent's name?
Yes. The estate can be opened with the clerk of superior court in Yanceyville as part of the sale.
Will you buy a Hyco Lake house damaged in the 2025 flood?
Yes, repaired or not, and with or without a usable dock.
Do you buy houses with failed septic systems?
Yes. A failed system or one with no permit on file does not need to be repaired first.
Our Caswell land is enrolled in present-use value. What does that mean for a sale?
If it stops being farmed or managed as forest, three years of deferred taxes plus interest are owed at sale. We price that in rather than surprising you at closing.
Do you buy in Milton and Prospect Hill?
Yes, along with Yanceyville, Leasburg, and the rest of the county.
