East Thomaston and Silvertown

Upson County's 2023 comprehensive plan treats both former mill villages in Thomaston as redevelopment areas. East Thomaston grew up around the Thomaston Mill, which dates to 1899, and Silvertown, in the northeast part of the city, around the Martha Mill of the 1920s. Both are inside the city now, and the plan's guidance for them centers on residential use and historic preservation.

The plan records many comments about blighted areas, about landlords not being held to maintenance standards, and about the condition of some existing housing, and it notes that the county and Thomaston have both been increasing code enforcement. County code enforcement responds to nuisance property, abandoned vehicles, illegal dumping, and scrap tires, and a violation is a misdemeanor.

When a house is past saving, demolition in Upson County starts with an asbestos check. The county's procedure requires the asbestos report, capped or removed wells and septic tanks, and removal of the foundation, driveway, and pads before a final inspection. We factor that cost into an offer rather than asking you to take it on.

Potato Creek, the Flint River, and flood insurance

The Flint River forms the entire western border of Upson County, and the Potato Creek watershed covers north-central Upson and northern Thomaston. In July 1994, during Tropical Storm Alberto, the USGS gauge on Potato Creek near Thomaston recorded a new peak of record at nearly twice the estimated 100-year flow, and the Flint River near Thomaston reached about a 100-year flood.

If your house is near either stream, check the FEMA flood map and ask an insurer for a flood quote before you set a price, because that premium is part of what a financed buyer weighs. A house with flood history can still sell as it is. What we need is a clear account of what flooded, when, and what was repaired.

Manufactured homes on rural lots

Outside Thomaston, homes generally sit on rural lots with septic and either a private well or county water. Upson's manufactured home permit requires the home's year, size, and HUD numbers, copies of the deed and plat, a septic permit, a well permit or proof of county water, and a tax slip signed off by the Tax Assessor and the Tax Commissioner. If you are selling land with an older manufactured home, a buyer will ask whether those records exist, and missing paperwork is something we can work through.

Records, courts and closing in Upson County

Thomaston is the county seat. The Upson County Clerk of Superior Court, at the Justice Center on US 19 South, records deeds, security deeds, and liens, and the Upson County Probate Court handles probate of wills and administration of estates. The Tax Assessor maintains parcel records and the Tax Commissioner bills and collects. A licensed Georgia attorney closes the sale.

When you request an offer, tell us whether the house is inside Thomaston or in the county, whether a code notice or demolition order is open, any flood claims or water in the house, and whether tenants are in place. For a manufactured home, the HUD label and title status matter. An open estate, or the fact that none was ever filed, usually sets the closing date.

Frequently asked questions

Do you buy mill houses in East Thomaston and Silvertown?

Yes, in any condition, whether rented, vacant, or in need of major work.

Is flood history a problem for selling in Upson County?

Not for us. We need to know what flooded, when, and whether there was an insurance claim. Potato Creek and the Flint River have both reached 100-year levels or higher, so any buyer will ask.

Do I need to tear down a house that is falling in before I sell?

No. Demolition in Upson County requires an asbestos check and full removal of the foundation, so we can buy the house standing and handle that ourselves.

Can I sell a Thomaston rental with tenants living there?

Yes. The lease and the security deposit transfer to us at closing.

Do you buy in Yatesville and the rural county?

Yes, including farm properties and homes on septic and wells.
