Manufactured homes and the county's placement rules
Lamar County's Home Placement Guidelines add standards for manufactured homes: a roof pitch of at least 3/12, a width of at least 16 feet, a landing at every exterior door, and underpinning of rock, block, or brick with a permanent concrete foundation. A previously occupied home must be approved by the building inspector before it is moved into the county, and manufactured homes are not allowed in R-4 zoning.
Those rules affect what a buyer can do with your land. A narrow or older unit cannot simply be traded for another used one without the inspector's approval, the guidelines set minimum home sizes by zoning district, and a driveway permit and septic permit have to be in hand before a building permit is issued.
Farm and timber land, Potato Creek, and storms
Agriculture, including forestry, is a major land use here, according to the county's 2025-2030 hazard mitigation plan, and the Tax Commissioner collects timber taxes along with property and mobile home taxes. If timber has been sold off the tract or a harvest contract is in place, that changes what the land is worth and needs to be on the table early.
The same plan puts the most flood-prone land in the western part of the county along Potato Creek and its tributaries, estimates that a little over one percent of residential structures are in the flood hazard area, and found no repetitive flood losses for insured buildings. It also notes the county lacks established base flood elevation data. The plan records an EF-3 tornado on April 27, 2011 that killed two people and caused about $10 million in damage, so tree and roof damage is part of the local story too.

Records, courts and closing in Lamar County
Barnesville is the county seat. The Clerk of Lamar County Superior Court records deeds, security deeds, and liens, and the Lamar County Probate Court handles wills and the administration of estates. The Board of Tax Assessors sets values and the Tax Commissioner bills and collects. Closing is handled by a licensed Georgia attorney.
For an offer on rural property, the useful items are a survey or plat, the septic permit if you have one, the manufactured home's title or the record showing it was made part of the land, and any timber sale paperwork. Parcels near Potato Creek need a flood zone check. On inherited land, getting every heir to agree, and the status of the estate, usually set the closing date.
Frequently asked questions
Can a buyer replace my old mobile home with another used one?
Only if the building inspector approves the used home before it comes into the county and it meets the roof pitch, width, and masonry underpinning rules. Many buyers plan around the existing home or the bare land instead.
My land is zoned R-4. Can it have a manufactured home?
Not under the county's Home Placement Guidelines, which do not allow manufactured homes in R-4.
Do you buy land with timber on it?
Yes. Tell us whether any timber has been sold or cut recently, since that changes what the land is worth.
Is my house near Potato Creek in a flood zone?
It may be. The county's hazard plan identifies the area along Potato Creek as the most flood-prone. The FEMA flood map for your parcel answers it for certain.
Do you buy in Milner and Aldora as well as Barnesville?
Yes, along with the unincorporated county.
