When the house belongs to all the heirs

If the owner passed away with no will and the family never opened an estate, the heirs inherit together as tenants in common. Each one has an equal right to use the house and an equal share of responsibility for the taxes, and none can sell or mortgage the whole property without the rest. One heir paying the taxes for years does not earn that heir a bigger share.

Heirs' property can also be shut out of repair programs, disaster aid, and homestead exemptions, which is part of why these houses decline. The usual fix is a filing in the Probate Court in Greenville or a court proceeding to establish the heirs. Once the family has started that process, we can agree on a price and close when the court is done.

Wells, septic, and dirt roads

Meriwether County's water service page sends customers to the city water departments in Manchester, Greenville, Woodbury, Gay, and Lone Oak. The county's 2018 joint plan lists the lack of countywide water and of sewer capacity among its weaknesses, so most rural homes depend on their own well and septic tank, both handled by the Environmental Health offices in Greenville and Manchester.

The same plan counts about 500 miles of unpaved roads. A house at the end of a county dirt road, or reached by a family driveway across a relative's land, raises access questions that the survey and title search have to settle before closing.

Manchester's mill village and the small towns

The joint plan singles out the old Manchester Mill site and the neighborhood around it, known locally as the village, as an area where much of the mill housing needs rehabilitation. The plan also notes that the scale of that housing suits buyers who want a small lot and a smaller house.

Warm Springs has adopted a historic preservation ordinance, so check with the city before planning exterior work on an older house there. More broadly, the county's plan says a significant share of its affordable housing stock is not of high quality, and older houses there often need more work than their owners can take on.

Records, courts, and closing in Meriwether County

County courts and offices are in Greenville, the seat. The Clerk of Superior Court holds the land records, deeds, security deeds, and liens among them, while the Meriwether County Probate Court oversees wills and estate administration. The Tax Assessors' Office sets value, and the Tax Commissioner on Roosevelt Highway handles bills and payments. The county planning and zoning department issues permits and enforces building codes and zoning. A Georgia attorney conducts the closing and records the new deed.

Along with the address, let us know how the house came to the family, the number of heirs and the states they live in, whether it is on city water or a well, and how the property is reached from the road. Title and access shape the timeline here more than condition does, and we will tell you up front whether the closing date is weeks or months away.

Frequently asked questions

My grandparents' house was never probated and there are many heirs. Can it be sold?

Yes, once the heirs agree or a court settles who they are. We can work out a price with the family first and close when the probate or heirship case is finished.

One heir has paid all the property taxes. Does that person own more of the house?

No. Paying the taxes does not change the ownership shares among heirs, though the family can account for it when the proceeds are divided.

Is there county water where my house is?

Probably not outside a town. Public water in Meriwether comes from the city systems, and rural houses typically have private wells.

Do you buy houses on dirt roads in Meriwether County?

Yes. Tell us whether the road is county-maintained or a private drive, and the title search will confirm access.

Do you buy in Manchester's mill village?

Yes, in any condition, occupied or vacant.
