Rentals near the university in Carrollton

Carroll County's 2023 comprehensive plan expects the college student population to keep rising with the university's enrollment and says students add demand for housing other than the typical owner-occupied single-family home. If you own a Carrollton house that has served that market for years, selling it is a different job from selling an owner-occupied home.

The questions are specific: leases that follow the academic year, several tenants on one lease or separate room leases, deposits held by the owner, and the wear that comes with yearly turnover. We buy with students in place, between leases, or after a group has moved out and left the place rough. Bring copies of the leases and the deposit ledger, and the closing attorney transfers them.

Sewer in the towns, septic everywhere else

The county plan lists centralized sewer in Villa Rica, Temple, Carrollton, Bremen, Bowdon, and one planned unit development in the county. Outside those systems, houses depend on septic tanks permitted by Carroll County Environmental Health in Carrollton. The plan also rates the steep, stony soils east and southwest of Whitesburg, and the floodplain soils along the rivers, as severely limited for on-site septic.

Manufactured homes have their own paper trail. Setting one up in unincorporated Carroll takes a county development package, an approved septic application, and a final inspection before a certificate of occupancy issues. If a home on your land was placed without those steps, it can still be sold to us; the attorney just has more to confirm.

County lines and the river floodplain

Villa Rica's charter places the city in Carroll and Douglas counties, and Temple also crosses into Haralson. Bremen is mostly a Haralson County city. The tax bill or assessor's record shows which county a parcel is in, and on the Carroll side the deed, any estate, and the tax bill all run through offices in Carrollton.

According to the county plan, a little over 7 percent of Carroll's land lies in the 100-year floodplain, mainly along the Little Tallapoosa River, the Chattahoochee, and their tributaries. The county enforces floodplain rules under the National Flood Insurance Program, which call for structures built in the floodplain to be elevated. A low-lying house that predates those rules is still one we buy; knowing its flood zone early keeps the offer from changing later.

Records, courts, and closing in Carroll County

Carrollton is the county seat. The Carroll County Clerk of Court's real estate division, at 311 Newnan Street, records conveyances, security deeds, and liens. The Probate Court, on the fifth floor of the same building, is where estates and wills are filed. The assessors and the Tax Commissioner share 423 College Street, the assessors on value and the commissioner on bills, payoffs, and tax sales. A Georgia-licensed closing attorney handles the deed, the payoffs, and the recording.

Use the form on this page to request an offer. For a Carroll property, what usually moves the number or the date is the lease situation on a rental, the septic system and any manufactured home permits, the flood zone, and whether the probate court must first name someone to sign for an estate. The offer is in writing, and nothing needs to be cleaned out or repaired first.

Frequently asked questions

Do you buy Carrollton rentals with student tenants still living there?

Yes. We take over the leases and the deposits when the sale closes, and the students finish out their terms.

My Villa Rica house is on the Douglas County side. Does that change anything on your end?

Yes. Nothing about our process changes; the recording, any probate filing, and the taxes are simply handled in Douglasville rather than Carrollton.

How do I know if my Carroll County house is on sewer?

Check the utility bill for a sewer charge. Outside Carrollton, Villa Rica, Temple, Bremen, and Bowdon, assume septic until a bill or permit says otherwise.

There's a mobile home on our land that was never given a certificate of occupancy. Can we still sell?

Yes. Tell us whether it has its own title and when it was set up, and the closing attorney sorts out the paperwork.

Does being near the Little Tallapoosa River change the offer?

It can, depending on the flood zone and the floor height. Send the address and we will check the flood map before we make the offer.
