West Point Lake: your lot ends at the red-striped trees

All of West Point Lake's shoreline belongs to the United States and is managed by the Army Corps of Engineers. The government line is marked with red stripes painted on trees, and the strip between a private lot and the water is public land. Clearing underbrush on it, building a dock, or running power to the water requires a Corps permit first.

Those shoreline permits do not convey with the house. Under federal rules, a permit is void once the permitted facility changes hands; the buyer then has 14 days to apply for one in their own name, or must take the facility out and restore the area within 30 days. The West Point Project's updated shoreline plan, effective October 1, 2025, also requires dock plans certified by a licensed engineer, caps a floating facility at 32 by 32 feet, and allows one per deeded lot.

So the dock and the view are not automatically part of what a buyer gets. Tell us whether the dock is permitted and current. An unpermitted dock, one built before the new standards, or clearing that drew a Corps notice gets priced into what we pay; you do not have to resolve it with the Corps first.

LaGrange's mill villages

LaGrange's 2021-2041 comprehensive plan lists Hillside, Calumet, Dunson, Elm City, Unity, and Dixie as residential villages built around former mills. It places many of those streets in a redevelopment area where housing is substandard and some structures sit vacant, and it calls for stronger enforcement of building and property-maintenance codes.

In the city, code enforcement officers are part of the police department and handle overgrowth, trash, abandoned vehicles, nuisances, and sewage problems. Mill houses here are small and old, and worn roofs, settling piers, and dated wiring and plumbing are common, as is a notice already taped to the door. Neither the condition nor an open notice stops a sale to us.

The January 2023 tornadoes

On January 12, 2023, two EF2 tornadoes with peak winds of about 120 mph crossed Troup County. One followed a roughly 12-mile path from northeast of Cannonville to near Mountville, and the survey found more than 30 homes with significant damage in the Baldwin Park community, from lost roofs to partially collapsed walls. The other entered from Alabama and damaged trees, shingles, and gutters near Rock Mills Road in the northwest part of the county.

If your house was tarped, patched, or only partly rebuilt after that storm, we will buy it in its current condition.

Records, courts, and closing in Troup County

LaGrange is the county seat. The Troup County Clerk of Superior and State Courts keeps the county's deed and lien books, and estates and wills go to the Probate Court on Ridley Avenue. Property Appraisal values each parcel, while bills and payoffs come from the Tax Commissioner. In unincorporated Troup, code matters are split among the Marshal's Office, the Fire Marshal Division, and the building division. As state practice requires, a licensed Georgia attorney runs the closing.

Request an offer with the form on this page. For a Troup property, the details that change the price or timing most are the dock permit and any Corps correspondence on a lake lot, unfinished storm repairs, open city code notices, a tenant in place, and whether the heirs need a probate order before they can sign. The offer comes in writing, and the house can be left as it is.

Frequently asked questions

Will the buyer inherit my West Point Lake dock permit?

No. Corps shoreline permits end with the sale. The buyer gets two weeks to seek a new one, and without it the dock must come out.

Do I own the land down to the water on West Point Lake?

No. The Corps owns the shoreline. Your property line is the red-striped line on the trees, and anything below it is federal land.

Do you buy mill-village houses in LaGrange?

Yes, anywhere in the city, whatever shape the house is in and whether or not a code notice is open.

The 2023 tornado damaged our LaGrange house and the repairs stalled. Is that a problem?

Not for us. Let us know what got fixed, what the insurer covered, and what still needs work.

Is West Point entirely in Troup County?

Most of it is, but part of the city lies in Harris County. The tax bill shows which county's offices handle the deed and any estate.
