Subdivisions on septic

In much of metro Atlanta, a subdivision house means sewer. In Paulding it often does not. Septic is common here, in subdivisions as well as on rural land, and even inside city limits. In 2022 Georgia EPD approved a Paulding County Water System project to bring sewer to an 83-acre area of Hiram that was still on private septic.

A septic system from the subdivision era is now old enough to cause trouble, especially on clay lots where the drainfield was squeezed in. When a lender or buyer asks for an evaluation, the county board of health reviews the installation and maintenance records, and a failed result can end a financed sale. We buy with the system as it is, failed, unknown, or never pumped.

Houses built in the same decade

Because so much of Paulding was built at once, the problems arrive together: builder-grade roofs on their first or second replacement, original HVAC and water heaters, hardboard or composite siding that swells and rots at the bottom courses, and decks and stairs that were never rebuilt. On sloped lots, cut-and-fill grading, failing retaining walls, and water in basements are common inspection findings.

Many of these subdivisions have HOAs, so an association statement is part of the closing and unpaid dues or fines are paid from the proceeds. A financed buyer with a long repair list usually renegotiates or walks away. We price the list instead.

Rural Paulding and manufactured homes

West and north of Dallas, toward the Polk and Bartow lines, the county turns rural, with acreage, private wells, outbuildings, and manufactured homes on owned land. Those sales take more paperwork: a survey, septic and well information, and confirmation of whether a manufactured home is titled as real property.

In unincorporated Paulding, ordinance complaints go to the county Marshal Bureau. Junk vehicles, overgrowth, and outdoor storage on a vacant rural parcel can build into a case while the owner lives elsewhere. Tell us about any notice. It does not need to be cleared before we buy.

Records, courts, and closing in Paulding County

Dallas is the county seat, and the county offices sit together on Constitution Boulevard. The Paulding County Clerk of Superior Court's real estate division records deeds, and records can be searched in the statewide index. The Paulding County Probate Court handles probate of wills, administration of estates, and year's support, which can put the house in a surviving spouse's name ahead of other debts of the estate.

Paulding assessors set the market value, and taxes are figured on 40 percent of it. Homestead exemption applications are due to the assessors by April 1, and a seller's exemption ends with the sale. A licensed Georgia attorney closes the sale.

Requesting an offer in Paulding

Send the address, the occupancy, and what you know about the septic system. The items that most often change our number or the closing date here are a septic evaluation or repair history, an HOA statement, permits for a finished basement or addition, the title status of a manufactured home, any Marshal Bureau notice, and for an estate, whether letters or a year's support order have been issued. If a foreclosure sale date is set, tell us the date first. Georgia sales happen on the first Tuesday of the month, so the calendar drives everything else.

Frequently asked questions

Will you buy a Paulding house with a failing septic system?

Yes. You do not need to repair, replace, or pass an evaluation first.

My subdivision has an HOA and I owe dues. Can I still sell?

Yes. The balance shows on the association's statement and is paid from your proceeds at closing.

Do you buy manufactured homes on land in Paulding?

Yes. Tell us whether the home has been converted to real property or still has a separate title, because that changes the closing paperwork.

I'm behind on my mortgage. How fast can you close?

Often within a few weeks if the title is clear. Send the foreclosure notice if you have one so we can work back from the sale date.

My husband died and the house was in his name. What do I need?

Authority to sign, which comes from the Paulding County Probate Court. For a surviving spouse, a year's support order is often the most direct route.
