Lake Allatoona: the dock is a permit, not part of the deed

Private docks on Lake Allatoona are authorized by U.S. Army Corps of Engineers shoreline use permits, and a Corps South Atlantic Division presentation counted more than 900 such permits at Allatoona. Federal rules state plainly that such a permit gives the holder no real estate or property rights and no exclusive use of the shoreline.

Those same rules make the permit non-transferable. It becomes void when the permitted facility is sold, or when the permittee and his or her spouse have both died, so an heir or a buyer applies in their own name. If the permit has lapsed, or the dock and steps no longer match what was approved, tell us up front. We can price the house with the dock or without it.

South Bartow, Glade Road, and manufactured homes

Bartow County's joint comprehensive plan summarizes an urban redevelopment study of the Allatoona community and Glade Road corridor, between the lake, Red Top Mountain, and the Cobb and Cherokee lines. It found vacant lots, a high rate of renting, manufactured homes as the main housing type, overgrown parcels, and several burned-out houses. In 2019 the county adopted an Allatoona overlay district with site and residential exterior design standards for the area.

For an owner, that usually means an older single-wide or double-wide on a family lot, sometimes with a second unit or a house that burned and was never rebuilt. Outside sewer areas, Northwest Health's environmental health program evaluates an existing septic system for loan closings and for mobile home relocation or replacement, which is one reason these properties are hard to sell to a financed buyer.

Cartersville's historic districts and the Atco mill village

The City of Cartersville has local historic districts, including Olde Town, Granger Hill, and Cherokee-Cassville, and its Historic Preservation Commission issues certificates of preservation under written design guidelines for contributing houses. Selling does not need the commission's approval, but its review of exterior changes shapes what the next owner can do.

The Atco mill village in Cartersville is listed on the National Register of Historic Places. According to the National Park Service, National Register listing alone places no federal restrictions on a private owner, so local ordinances are what govern changes there. Mill-built frame houses tend to come with settled piers, older wiring, and decades of add-on rooms, and we buy them without repairs.

Records, courts, and closing in Bartow County

Cartersville is the county seat. The Bartow County Clerk of Superior Court records deeds, security deeds, liens, and plats, and those records are also searchable statewide. Wills and estates go through the Bartow County Probate Court. The Tax Assessor sets fair market value and the Tax Commissioner bills on 40 percent of it. A licensed Georgia attorney closes the sale.

To get an offer, send the address, whether the house is occupied, and anything you know about the dock permit, the septic, or a code complaint. Locally, price and timing move most on whether an estate has to be opened, whether a manufactured home is titled separately from the land, and how close the land sits to growth along I-75 and Highway 411, where the state announced a large electric vehicle battery plant west of Cartersville in 2022. Sewer reach matters too: the county plan notes rural estate areas may have none and that extensions are planned in Euharlee and Kingston.

Frequently asked questions

Does my Lake Allatoona dock permit go to the buyer?

No. Corps shoreline use permits are non-transferable and become void when the facility is sold, so the new owner applies for a permit in their own name. We can buy whether or not a new permit is issued.

Can you buy a manufactured home and the land under it near Glade Road?

Yes. Send the deed and, if you have it, the home's title or certificate of permanent location. We buy the home and the lot together.

My house is in a Cartersville historic district. Do I need approval to sell it?

No. The sale itself needs no approval. The Historic Preservation Commission reviews exterior changes, which matters to the next owner, not to the closing.

The septic has not been checked in years. Is that a problem for you?

No. Environmental health evaluations are usually triggered by a loan closing or a home replacement. We pay cash and do not require one.

Do you buy in Adairsville, Euharlee, Kingston, White, and Taylorsville?

Yes, as well as Emerson, Cartersville, and the unincorporated county.
