The Chattooga River in Summerville, Trion, and Lyerly
The National Weather Service gauge on the Chattooga River at Summerville is at flood stage at 14 feet. From about 20 feet up, the Weather Service expects yards and homes on First and Second Streets near the Trion levee to take water, along with structures off Dalton and Cooper Streets, while large stretches of Lyerly Dam Road near the river go under. The three highest crests on record, all above 21 feet, came in 1990, 2020, and 2009.
Trion's section of the county's 2026-2030 joint plan says the Chattooga River dikes need repair and that two more should be built, and Summerville's says the city needs to get more proactive about flooding and stormwater drainage. If your house is in a mapped flood zone, a buyer with a mortgage will need flood insurance, and that premium comes off what they can pay. We buy without a quote and without repairs.
Blight notices and nuisance buildings
The joint plan says residential blight is hurting neighboring property values and that the county and its cities are working with their code enforcement officers to bring every home up to safe, livable standards, including demolishing or renovating blighted structures. Summerville adds that it needs a system for identifying and handling blighted properties.
Outside the city limits, the Chattooga County Codes Department enforces county ordinances, among them a nuisance building ordinance and a junk and junk cars ordinance, and it accepts complaints anonymously. The same office permits manufactured home placements under the county's 2021 Mobile, Modular, and Tiny Home Ordinance and issues land disturbance permits. In Summerville, the code enforcement officer is also the building inspector. A notice from either one does not prevent a sale. Forward it to us; if a lien has been recorded, the closing attorney pays it off out of your proceeds.

Records, courts, and closing in Chattooga County
Summerville is the county seat. Deeds, security deeds, and liens are filed with the Chattooga County Clerk of Superior Court, and the same filings turn up in the statewide GSCCCA search. Wills and estates go through the Chattooga County Probate Court on Commerce Street. The Tax Assessors Office sets values and nothing else; tax bills, payoffs, and delinquencies are handled by the Tax Commissioner at the Courthouse Annex on Cox Street. The Chattooga County Water District supplies drinking water in the county, and septic systems are permitted through Environmental Health under Northwest Georgia Public Health. Georgia law has a licensed attorney conduct the closing itself.
When you contact us, give the street address and let us know whether the house has flooded, whether there is an open code notice, and, for a mobile home, whose name is on the title and whose is on the deed. Flood history and blight notices move the price most here. The date usually depends on title: an estate that still has to be opened in Probate Court is the longest step, so it is worth starting early.
Frequently asked questions
Do you buy houses near the levee in Trion?
Yes, including houses that have flooded. Tell us how high the water came and what has been repaired since.
The county sent me a nuisance building notice. Can I still sell?
Yes. We buy with the notice open. Send us a copy so the closing attorney can check for any recorded lien.
Can you buy a mobile home and the land under it together?

Do you buy in Menlo and Lyerly?
Yes, and in the unincorporated communities between them and along US 27.
My parents' house in Summerville was never probated. What happens first?
The estate is opened in Chattooga County Probate Court, or the closing attorney recommends another route for the heirs. We can make an offer before that is finished.
