Murray's rules for used manufactured homes

Murray County's procedures for a manufactured home location permit bar any home built before the June 15, 1976 HUD code from being moved into the county or relocated within it. They also prohibit reconnecting electrical service to a pre-HUD home that has been disconnected and vacated. Any used home must pass a county health and safety inspection before the land use and health department steps can begin.

That inspection is specific. The home must meet the HUD code, have sound floors free of water damage, a working centrally controlled forced-air heating system rather than space heaters or a wood stove as the main heat, working smoke detectors, and egress windows in bedrooms. Masonry-type skirting is required on lots that are not rental lots, and the health inspector has to approve the existing septic tank or the utility has to confirm sewer. For an owner with an old single-wide on family land, that can mean the home has value only where it sits, if at all. We buy the land with the home on it and price accordingly.

The April 2020 tornado

On the night of April 12, 2020, an EF2 tornado touched down about four miles northwest of Chatsworth and killed seven people. The National Weather Service survey describes at least eight double-wide manufactured homes destroyed along Deer Park Drive and more along Ridgeview Lane and Fieldview Court, along with damage to houses and chicken houses further along the path.

If your home was damaged then or in a later storm and never fully repaired, we can still buy it. Tell us what the insurance paid and what work was done, because a replacement home placed on the site afterward has to clear the county's permit and inspection steps.

Fort Mountain, Carters Lake, and the water lines

The county's 2024-2028 comprehensive plan describes a west side in the Great Valley, where Chatsworth and Eton sit, and an east side in the Blue Ridge, with Fort Mountain, the Cohutta Mountains, and Carters Lake. It also states that many parts of the county are not served by municipal water or sewer, and that sewer service along US 411 to the north would help development there.

In practice, that means many rural and mountain houses run on a private well and a septic system, and the plan's housing goals include code enforcement aimed at substandard housing. Traffic and development are expected to increase on US 76 and US 411 because of the Appalachian Regional Port and the development around it, which can make road-frontage land more interesting to buyers than an interior tract.

Records, courts, and closing in Murray County

Chatsworth is the county seat. The Murray County Clerk of Superior Court records deeds, liens, and other real estate documents. Wills, estates, and guardianships go through the Murray County Probate Court. The Assessor's Office sets fair market value and the Tax Commissioner bills on 40 percent of it. A licensed Georgia attorney closes the sale.

To request an offer, send the address, the year and size of any manufactured home on the land, and whether you have its title. In Murray, the price usually turns on the age of the home, whether the septic has been approved, and whether the land fronts a main road; the closing date depends mostly on title to the home and whether an estate is open.

Frequently asked questions

Can I sell an old mobile home that the county will not let anyone move?

Yes. We buy the land and the home together, so it does not have to be moved. Its age is reflected in the price, not in whether we buy.

The power was shut off to my parents' mobile home years ago. Does that matter?

For a pre-1976 home, the county does not allow service to be reconnected after the home was disconnected and vacated. We can still buy the property as it is.

Do you buy homes damaged in the 2020 tornado?

Yes, repaired or not. Insurance and permit paperwork help, but they are not required.

Do you buy cabins or houses near Fort Mountain or Carters Lake?

Yes, including houses on private wells and septic.

Do you buy in Eton, Spring Place, and Crandall?

Yes, throughout Murray County, inside and outside the two cities.
