When the tenant's orders arrive before the lease ends
The Servicemembers Civil Relief Act allows a servicemember who signed a lease and then received orders for a permanent change of station or a deployment lasting 90 days or longer to terminate the lease by giving written notice with a copy of the orders. When rent is paid monthly, the lease ends 30 days past the first rent due date after the notice is delivered, and the landlord cannot charge an early termination fee.
In Hinesville that is a normal part of owning a rental, and it means a house can sit empty while its owner is stationed somewhere else. Hinesville code enforcement officers patrol every map grid of the city on a rotation, looking for overgrowth, junk, and inoperable vehicles, so a vacant house with no one cutting the grass draws notices quickly. If you have received one, include it when you contact us.
One planning commission for the whole county
The Liberty Consolidated Planning Commission handles comprehensive planning and zoning for Liberty County and for Allenhurst, Flemington, Gumbranch, Hinesville, Midway, Riceboro, and Walthourville. Whatever town your property is in, zoning and land-use questions start in the same office, which makes it easier to check a nonconforming use, a lot split, or an addition before a sale.
Rivers, marsh, and four storms in eight years
The Canoochee River runs along the northeast side of the county, and the Jerico, Medway, North Newport, and South Newport rivers drain the southeast toward the coast. Federally regulated lenders require flood insurance on mortgaged property in a mapped flood hazard area, and the planning commission warns that being outside one does not mean a property will never flood.
Liberty County was designated for FEMA individual assistance after Hurricane Matthew in 2016, Hurricane Irma in 2017, Tropical Storm Debby in 2024, and Hurricane Helene in 2024. A house that has been through more than one of those may have layers of repairs, some finished and some not. We look at all of it together.

Records, courts, and closing in Liberty County
Hinesville is the county seat. The Liberty County Clerk of Courts records deeds and liens at 201 South Main Street, and the Probate Court, which handles estates, is in the Liberty County Justice Center at the same address. The tax commissioner has its main office in Hinesville and a second office in Midway. A Georgia attorney closes every sale.
To request an offer, send the address, the lease and deposit records if the house is rented, and any code notice. For a soldier-owner, your report date or current duty station tells us how to schedule signing. If the house was inherited, the probate court handling the estate and who holds authority to sign are what most often set the closing date.
Frequently asked questions
My tenant used the military clause to leave early. Can I sell the house vacant?
Yes. We buy vacant or occupied. If a new tenant is already lined up, the lease can transfer to us instead.
I'm stationed somewhere else now. Can I sell my Hinesville house without coming back?
Yes. The closing attorney can send documents to your duty station or set up a remote signing, and proceeds are wired to you.
Who handles zoning questions in Midway or Walthourville?
The Liberty Consolidated Planning Commission handles planning and zoning for the county and all seven of its cities.
Do you buy houses near the Medway or Newport rivers?
Yes, including houses in mapped flood zones and houses that have flooded before.
Will you buy a house with a Hinesville code enforcement notice?
Yes. Send the notice so any fines or required work are accounted for before closing.
