An older house next to new construction
A buyer shopping in Rincon or Guyton can often find a new house with a builder warranty a few miles from a 1970s or 1980s house with its original roof, ductwork, and plumbing. The older house loses that comparison unless the price reflects the work, and a buyer using an FHA or VA loan may not be able to close on it at all until repairs are made.
That is the situation we see most here: a solid but dated house, often inherited or long owned, that needs more than the owner wants to put into it. We buy it as it is and the repairs become our problem.
Flood maps, and who administers them
Effingham County's current digital flood insurance rate map took effect on March 16, 2015. The county holds a Class 7 rating in FEMA's Community Rating System, so unincorporated properties in a Special Flood Hazard Area are eligible for a 15 percent flood insurance discount, and many unincorporated properties outside it can get 5 percent. Development Services will tell you a property's flood zone and the insurance requirement at no charge.
The county's floodplain rules apply in unincorporated areas only. Rincon, Springfield, and Guyton each handle their own, so a question about a house inside a city goes to that city hall. Effingham was designated for FEMA individual assistance after Hurricane Matthew in 2016, Tropical Storm Debby in 2024, and Hurricane Helene in 2024, and a house that was badly damaged in a mapped flood zone may face the 50 percent substantial improvement rule before it can be fully rebuilt.
North Effingham and the rural county
North of Springfield toward Clyo, property is more rural: houses on several acres, manufactured homes on family land, private wells and septic systems. County code enforcement here focuses on building safety, property maintenance, and zoning compliance, and complaints come in through the Engage Effingham request system. If a vacant family property has drawn a complaint, send us what you received.

Records, courts, and closing in Effingham County
Springfield is the county seat. The Effingham County Clerk of Court is where deeds and liens are recorded, and the Effingham County Probate Court handles wills and estate administration. Assessed value is 40 percent of the fair market value the tax assessor sets, and the tax commissioner bills on that figure. Closing is done through a licensed Georgia attorney.
Before you ask for an offer, find out whether the house is inside Rincon, Springfield, or Guyton or in the unincorporated county, because that decides which office answers flood and code questions. Beyond that, the flood zone, any storm claim, the age of the roof and HVAC, and for an inherited house, whether an estate has been opened, are what most often move our number or the closing date.
Frequently asked questions
My Rincon house needs updating and new homes nearby are selling. Will you buy mine?
Yes. Dated houses that cannot compete with new construction on finish or warranty are much of what we buy in Effingham.
How do I find out if my Effingham County house is in a flood zone?
For unincorporated property, Effingham County Development Services provides the flood zone and insurance requirement at no cost. Inside Rincon, Springfield, or Guyton, ask that city.
Does Effingham County's Community Rating System rating lower flood insurance?
Yes, for unincorporated properties. The Class 7 rating means a 15 percent discount inside the Special Flood Hazard Area and up to 5 percent for many properties outside it.
Do you buy mobile homes on land near Clyo or Guyton?
Yes. Tell us whether the home is titled separately or has been made part of the real property.
My house had water in it during Tropical Storm Debby. Can I sell it unrepaired?
Yes. Send whatever claim paperwork you have and tell us what was removed or replaced.
