Kings Bay rentals and owners who have moved on
Many Kingsland and St. Marys houses were bought during a tour at Kings Bay and kept as rentals after the next transfer. The tenants are often Navy families too, and federal law lets a servicemember tenant who gets orders for a permanent change of station, or for a deployment of 90 days or more, end a residential lease early, without a termination fee. A rental can go from occupied to vacant on about a month's notice.
If you are the owner and now live somewhere else, selling does not require a trip back. The closing attorney can send documents to your duty station or set up remote signing, and your money arrives by wire.
Flood zones and the Community Rating System discount
Camden County describes itself as low-lying coastal plain subject to flooding from the surrounding rivers, and as a coastal county it also faces hurricane storm surge. Unincorporated Camden County is rated Class 6 under FEMA's Community Rating System, so unincorporated residents get 20 percent off flood insurance premiums. St. Marys has also reached Class 6, with a 20 percent reduction for policies in its Special Flood Hazard Area.
Camden residents qualified for FEMA individual assistance after Hurricane Irma in 2017 and Hurricane Helene in 2024. For a house that was heavily damaged in a mapped flood zone, the 50 percent substantial damage rule can require the repaired structure to meet current elevation standards. The county's Emergency Management Agency and Planning and Development Department can tell you a property's flood zone and base flood elevation, and a flood zone determination letter or elevation certificate is worth sending with your request.
Marsh-front lots and St. Marys' historic district
On waterfront lots, the dock or bulkhead is part of the sale. Georgia's Coastal Resources Division requires a revocable license for a private dock built from your parcel and a permit for a bulkhead or riprap on any tidally influenced bank. If you are not sure your dock was ever licensed, say so. It affects what a buyer can rely on, not whether we buy.
In St. Marys, the city's Historic Preservation Commission oversees its Historic District under Chapter 62 of the city code. Older houses there that need exterior work often sell as-is for that reason.

Deeds, estates, and closing in Camden County
Woodbine is the county seat. The Camden County Clerk of Superior Court, at 210 East 4th Street in Woodbine, records deeds, plats, and liens and collects transfer tax. The Camden County Probate Court handles wills and estates. Camden's tax assessor values the property, and the tax commissioner's bill is based on 40 percent of that value. County code enforcement, part of the Public Protection and Compliance office in Woodbine, enforces the Unified Development Code.
To request an offer, send the address, whether a tenant is in place and when the lease ends, and any flood information you have. What most often changes our number or the closing date in Camden is a flood zone determination or elevation certificate, an unlicensed dock, an open storm claim, and for inherited property, whether probate has started. A Georgia attorney handles the closing.
Frequently asked questions
My tenant received PCS orders from Kings Bay and is ending the lease. Should I sell now?
That is a common point to decide. We buy vacant or occupied, so you can sell before finding a new tenant or after.
Does Camden County's Community Rating System discount matter when I sell?
It lowers flood premiums for unincorporated properties and for St. Marys properties in the flood hazard area, which helps any buyer who needs a policy. Send your current declarations page.
Can you buy a waterfront house with a dock that was never licensed?
Yes. Tell us what is there and what paperwork you have, and we account for it.
Do you buy houses in the St. Marys Historic District?
Yes, including houses that need exterior work subject to the city's historic preservation rules.
My house had damage from Irma or Helene. Will you buy it as-is?
Yes, whatever stage the repairs reached and however the claim turned out, paid, denied, or underpaid.
