An Army post down the middle

Fort Stewart's reservation divides Bryan County in two. Pembroke, the county seat, is in the upper section. Richmond Hill, the largest city, is in the coastal lower section. That matters for a seller in a practical way: the courthouse where deeds are recorded and estates are filed is in Pembroke, even if the house you are selling is a Richmond Hill subdivision home.

The two halves draw different buyers. Lower Bryan buyers usually ask about flood insurance first. Upper Bryan buyers are more often looking at land, a house on a few acres, or a manufactured home on its own lot.

South Bryan: elevation sets the number

Richmond Hill is in the National Flood Insurance Program and enforces the 50 percent rule. If repairs to a house with its lowest floor below base flood elevation would cost more than half the structure's value, the floor has to be raised. In AE zones the city requires the bottom of the lowest horizontal framing member to sit two feet above base flood elevation, and new houses are built two feet above it as well.

For an older slab house near the marsh that took water, that rule is often the reason repairs stopped. Bryan County was designated for FEMA individual assistance after Hurricane Matthew in 2016, Tropical Storm Debby in August 2024, and Hurricane Helene in September 2024. If your house has an elevation certificate, a flood claim history, or a repair estimate from any of those storms, send it with your request. Each one changes how we price the work.

North Bryan: land, wells, and the I-16 corridor

The state and the Savannah Harbor-Interstate 16 Corridor Joint Development Authority acquired a large industrial site in Bryan County next to Interstate 16. Land around Ellabell and the interchanges now draws questions from buyers who never looked at north Bryan before. For a seller, that makes the survey and the legal description more important than usual, because acreage and road frontage are what those buyers price.

Away from the cities, expect a private well and a septic system. If you have the septic permit, a pumping receipt, or a well test, include it. If the land is in a conservation use covenant for timber or farming, tell us early, because the buyer has to either continue the covenant or the breach penalty comes into play.

  • Family houses inherited without a probate case
  • Rentals owned by families who have moved away from the Savannah area

Records, courts, and closing in Bryan County

Pembroke is the county seat. The Bryan County Clerk of Superior Court is the recording office for deeds, plats, and liens, and the Bryan County Probate Court handles wills and estates. Bryan's board of assessors values each parcel, and billing runs through the tax commissioner. A Georgia-licensed attorney conducts the closing, and signing can be arranged remotely if you have moved.

For an offer, we need the address and which half of the county it is in. For a Richmond Hill house, the flood zone, any elevation certificate, and the insurance claim file move the price most. For north Bryan land, the survey, the septic and well records, and any conservation use covenant move the closing date most. An unopened estate adds time in either half, so start that conversation first.

Frequently asked questions

My Richmond Hill house is in an AE flood zone and needs major repairs. Will you still buy it?

Yes. We price in the possibility that heavy repairs would trigger Richmond Hill's elevation requirement, which is why many of these houses sell as-is instead of being rebuilt.

Do you buy acreage near Ellabell as well as houses?

Yes. Send the parcel number and any survey. Road frontage, wetlands, and access shape the offer on north Bryan land.

My house took water during Tropical Storm Debby or Helene. Can I sell it without fixing it?

Yes. Share the insurer's letters and let us know if a lender is holding any insurance funds. Repairs do not need to be finished first.

The courthouse is in Pembroke but I live in Richmond Hill. Do I have to go there to sell?

No. The closing attorney handles recording with the Clerk of Superior Court. You sign at the attorney's office or remotely.

My land is in conservation use. Does that stop a sale?

No, but it has to be handled. The buyer either keeps the covenant in place or the penalty for breaking it is settled, so tell us about it at the start.
