Rural Haralson: septic, county water, poultry, and timber
The county's 2022-2026 joint plan says plainly that Haralson County does not have a sewer service. County water serves the unincorporated area and the city of Buchanan, but outside the city sewer systems, wastewater goes to a septic tank. Septic permits and records come from the Haralson County Environmental Health Department, which is part of the Georgia Department of Public Health.
Poultry is the county's most valuable farm product, according to the same plan, and timber taxes are billed and collected by the Haralson County Tax Commissioner along with mobile home and real property taxes. If timber was cut on the land, make sure that bill was paid. We buy rural houses together with the poultry houses, barns, cutover acreage, or mobile homes that come with them.
The Tallapoosa River
The Tallapoosa River runs about 24 miles through Haralson County before it crosses into Alabama. At the National Weather Service gauge on US 78 near Tallapoosa, flood stage is 16 feet, where water starts spreading into the woods and fields along the river. At 22 feet the Weather Service expects water several feet deep over farm land and a farmhouse near the river to begin flooding. The highest crest on record, just under 20 feet, came in March 2025, and the next highest in February 2020.
Most of that land is woods and fields rather than neighborhoods, so the question for a seller is usually a single farmhouse, a barn, or a low field. Tell us whether water has reached the house or outbuildings.
Blight and back taxes
Bremen's section of the joint plan sets a goal of reducing blighted properties and calls for evaluating a blight tax for code enforcement, which the plan says the city attorney has been researching and drafting. The county's own report lists strengthening code enforcement policies on blighted structures.
Property taxes are the other steady pressure. Haralson County bills are due December 1. Interest is added monthly, and a 5 percent penalty is added every 120 days after the due date, up to 20 percent. On an inherited house nobody has been paying on, that balance grows every year. It comes out of the sale price at closing rather than out of your pocket beforehand.

Records, courts, and closing in Haralson County
Buchanan is the county seat. In Haralson, the Clerk of Superior Court files deeds, plats, and cancellations of paid-off loans, and indexes judgments, tax liens, and fi. fas. against owners. Wills, estates, and guardianships go through the Haralson County Probate Court. Haralson's three-member assessors board puts a fair market value on each parcel, and the tax bill applies the millage rate to 40 percent of it. Haralson and Polk share the Tallapoosa Judicial Circuit. Closing is handled by a Georgia attorney, and if you or other heirs live in Alabama, the documents can be signed in front of a notary there.
To get an offer, tell us how the property is titled, whether taxes are behind, and what sits on the land besides the house. Price here usually turns on the septic system, flood exposure near the river, and the value of any outbuildings or timber. The closing date turns on clearing title and settling any tax balance.
