Three rivers, a creek, and a tornado path
Gordon County's hazard mitigation plan records historic crests of 36.3 feet on the Oostanaula at Resaca in 1886, 34.15 feet on the Oostanaula near Calhoun in 1990, and 20.21 feet on Oothkalooga Creek near Calhoun in December 2015. It also notes repetitive flood-loss homes on file and points to Carters Lake Dam, upstream in Murray County, as the Category I dam that dam-failure planning must account for. The county, Calhoun, Plainville, and Resaca all participate in the National Flood Insurance Program.
On January 30, 2013, an EF3 tornado came out of Adairsville and crossed central Gordon County toward the Murray line. The National Weather Service counted 268 homes affected in Gordon, 66 of them mobile homes, with 30 destroyed. Some were rebuilt with permits and some were patched. Either way, we can buy the house, and records of what was replaced help us price it fairly.
Small towns, farms, and septic
The 2023 joint comprehensive plan says Plainville has no sewer, so every house there depends on a septic system sized to the lot, and its low-lying core floods from poor drainage during heavy rain. Fairmount's in-town neighborhoods are mostly ranch houses built before 1970 on city water and sewer, and the plan calls out blighted properties there needing renovation or demolition. Ranger gave up its town charter in 2023, so Gordon County now provides planning and development and other local services there.
Across the rural county the plan describes family farms, poultry operations, private wells, and individual septic systems on narrow roads, with farmland being sold off to residential developers. Gordon County Community Development enforces the county's building, nuisance, flood damage prevention, and manufactured home ordinances in the unincorporated county, Plainville, and Resaca, so a permit or code question on a rural parcel usually goes there.

Records, courts, and closing in Gordon County
Calhoun is the county seat. The Gordon County Clerk of Superior Court records warranty deeds, quitclaim deeds, security deeds, easements, plats, and fi fas, the writs of execution that include tax executions, and it also collects the transfer tax. Estates go through the Gordon County Probate Court. The Board of Tax Assessors sets fair market value and the Tax Commissioner bills on 40 percent of it. A licensed Georgia attorney conducts the closing.
To get an offer, send the address, the acreage, and whether the house is on sewer or septic. What usually moves a Gordon County price or timeline is a recorded fi fa or other lien, a flood zone near one of the rivers, a mobile home that sits on land owned by someone else in the family, or an estate that has not been opened.
Frequently asked questions
Do you buy houses near the river in Resaca or Calhoun?
Yes. Flood zone status affects what a financed buyer pays for insurance, but it does not stop a cash sale.
My property is in Ranger. Who handles permits and code issues now?
Gordon County. Ranger's charter was repealed in 2023, and the county now provides planning and development and other services there.
Do you buy farms or land with old chicken houses on it?
Yes. We buy farmhouses and acreage, with or without outbuildings, in working or rundown condition.
There is a fi fa recorded against my property. Can I still sell?
Yes. The tax execution shows up in the title search and is paid from the sale proceeds at closing.
Do you buy in Plainville, where there is no sewer?
Yes. Houses on septic are a normal part of what we buy in Gordon County.
