Where the water and sewer lines stop

Crawford County's 2022 joint comprehensive plan states that public sewer is available only in and immediately around Roberta and that many unincorporated areas still lack public water. No water lines also means no fire hydrants, and the plan points out that homes far from a hydrant pay more for insurance.

Where county water does reach a road, county ordinances forbid any physical connection between a private well and the county system, and the owner is responsible for the pipe from the meter to the house. Roberta runs a separate city water system. If you know where the septic tank is, whether the well has been tested, or whether the house has a county water account, tell us; if you don't, we price the unknowns instead of requiring tests.

Manufactured homes and the county's placement rules

Under Crawford County's 2026 permit requirements, no new or used manufactured home may be brought into the county without a permit, and a pre-owned home has to pass inspection before it is moved. Health officer approval of the well and septic comes before any other permit. The home must be at least 16 feet wide, set on poured piers or approved pads, fully underpinned in masonry or finished concrete, fitted with front and rear decks, and kept at least 300 feet from land zoned R-1.

That matters when you sell a lot with an older single-wide on it. Whoever buys and wants to replace the home must meet those standards, so a narrow older unit cannot simply be swapped for another one like it. Homes that are not on the real estate digest are taxed separately, with decal taxes due by May 1 and a 10 percent penalty plus monthly interest after that, so bring the title, decal, and tax receipts you have.

Covenant land and timber

The comprehensive plan counts nearly 80,000 of Crawford's roughly 205,000 acres in the Conservation Use Value Assessment program. Enrolled land is taxed on its farm or forest use in exchange for a ten-year covenant to keep it in that use, and the Georgia Department of Revenue says an owner who breaches the covenant repays twice the tax savings received up to the breach. Before you sell acreage, ask the Board of Assessors whether the parcel is under a covenant and what year it began.

Logging is regulated too. After damage to county roads, ditches, and bridges, the county began requiring an access permit from Planning and Zoning and a $5,000 bond or letter of credit before a tract is cut. If timber was harvested recently or is under a cutting contract, tell us, because standing timber is part of how we value rural land here.

Records, courts and closing in Crawford County

Knoxville is the county seat, and the courthouse at 100 Georgia Highway 42 South houses both the Crawford County Clerk of Superior Court, which records deeds, security deeds, and liens, and the Probate Court, which handles estates and accepts filings electronically. Superior Court cases belong to the Macon Judicial Circuit. The Tax Commissioner and Planning and Zoning work from county offices on Georgia Highway 128 in Roberta; the Tax Assessors handle exemptions, including conservation use, and appeals of value. Planning and Zoning is also code enforcement for both the unincorporated county and the City of Roberta. A licensed Georgia attorney closes the sale.

When you ask for an offer, the facts that change our number or the closing date in Crawford County are whether the land is under a conservation use covenant, the state of the well and septic, whether a manufactured home has a clean title and current decal, any recent or pending timber harvest, and whether an estate has been opened for the owner of record.

Frequently asked questions

Why are the county offices in Roberta if Knoxville is the county seat?

The courthouse, Clerk of Superior Court, and Probate Court are in Knoxville, while the Tax Commissioner, Planning and Zoning, and water department work out of county offices on Highway 128 in Roberta. Deeds and estates go to Knoxville.

Can you buy land that is in a conservation use covenant?

Yes. We need the covenant's start year and acreage so the closing attorney can account for it before closing.

Will you buy an old single-wide that could not be moved today?

Yes. We buy manufactured homes that would not pass the county's current placement rules, along with the land under them.

Do you buy farmhouses around Musella?

Yes, along with houses near Knoxville, Roberta, and the Flint River side of the county.

Who handles code complaints in Roberta?

Crawford County Planning and Zoning enforces land use rules for both the unincorporated county and the City of Roberta, so a case in either place goes through the same office.
