West Sunrise: newer homes near Sawgrass Mills

Around Sawgrass Mills, the arena where the Florida Panthers play, and the Sawgrass Expressway, the homes are newer and mostly inside HOAs. Updated houses there usually sell without much trouble. The ones that struggle tend to have a roof more than 20 years old, tired air conditioning, dated finishes, or unpaid HOA dues and violation notices. We can buy with any of those still open.
