Century Village East

Century Village East is one of the largest 55+ condo communities in Florida, built mostly in the 1970s and early 1980s. Many units are still owned by people who bought decades ago, and a growing number pass to children or grandchildren in other states.

Selling one of these units means following the community's rules on buyer approval and occupancy and getting an estoppel letter that shows every fee owed. Older buildings near the ocean

Along the beach and the Intracoastal, many condo buildings are 40 to 60 years old. Salt air is hard on concrete and steel, and the milestone inspections Florida now requires can uncover spalling, corroded balcony railings, and other structural repairs. When those bills arrive, owners often face a large special assessment on top of higher dues.

Just south of the county line

The Hillsboro Canal separates Deerfield Beach from Boca Raton and Palm Beach County, and addresses near the line are sometimes mixed up. The county matters. Deerfield Beach properties follow Broward's rules, including the High-Velocity Hurricane Zone building standards that raise the cost of a new roof or windows, and the Broward custom that the buyer pays for the owner's title policy. Your contract still controls who pays what.

Single-family and canal homes

Outside the condo market, Deerfield Beach has blocks of 1950s through 1970s concrete block homes and a smaller number of canal homes near the Intracoastal. We commonly see original plumbing, older roofs, and enclosed garages on the inland streets, and seawall and flood zone questions on the water.

Handling a unit from out of state
