A 1920s plan, and the homes that followed
Temple Terrace was laid out in the 1920s as a planned community built around a golf course, and it took its name from the Temple orange. A number of its original Mediterranean Revival homes, with stucco walls, barrel tile roofs, and arched openings, still stand near the golf course and the river. Most of the city filled in after World War II with block ranch homes, and later with apartments and condos near the university.
Clay tile roofs, original steel or wood windows, and century-old plaster are costly to repair correctly, and insurers look hard at the age of every system. You can sell without restoring any of it.
Along the Hillsborough River
The Hillsborough River winds through Temple Terrace, and riverfront lots come with their own questions: flood zone status, sloped banks, docks and bulkheads, and, in a mapped flood zone, the flood insurance a financed buyer's lender will require. After heavy rain, low areas near the river can take on water. We factor all of that into the price instead of asking you to fix it first.
Landlords near the USF campus
The University of South Florida's main campus sits just west of the city, and many Temple Terrace houses and condos have been rented to students or university staff for years. Student rentals see heavy wear, frequent turnover, and the occasional tenant dispute.
