The Alafia River after Milton
The Alafia River runs west through Riverview to Tampa Bay. After Hurricane Milton's rain in October 2024, the river rose to its highest level recorded at Lithia since 1933, flooding neighborhoods upstream in Lithia and Valrico and low areas near U.S. 301 in Riverview. Water came up faster than many residents expected.
If your home flooded, a few things now travel with it. A flood insurance claim and any FEMA assistance must be disclosed to a buyer, and if Hillsborough County finds the home substantially damaged, rebuilding in a flood zone may require elevating it. We buy flooded homes at any stage, including gutted houses waiting on a permit decision.
CDD and HOA costs in the newer communities
Many of Riverview's newer neighborhoods were built with Community Development Districts. The CDD assessment arrives on your property tax bill every year, on top of HOA dues, and that combined cost changes what a buyer can afford. For some owners, it's the reason they want out.
Before we make an offer, we look at the CDD assessment, the HOA account, and any violations or fines, so the numbers at closing match the numbers we discussed.
Competing with the builder down the street
A resale home in Riverview often goes up against brand-new houses a few streets away, where builders can offer incentives a private seller can't match. A home with worn carpet, a tired kitchen, and a yard that needs work can sit while buyers tour the models. Selling directly to us takes that comparison off the table.
Older Riverview: acreage, mobile homes, and septic
Before the subdivisions, Riverview was mostly rural, and parts of it still are: frame and block houses on larger lots, manufactured homes, well water, and septic systems. These properties can be hard to finance, and many need clearing, repairs, or title cleanup after decades in one family. We buy them as-is, including land with a house that isn't worth saving.
Why Riverview owners call us
- A job transfer that doesn't leave time for a listing
- A divorce where neither spouse wants to keep the house
- A flooded house near the river that the owner doesn't want to rebuild
- Falling behind on the mortgage, HOA dues, or the tax bill
Frequently asked questions
Do you buy homes in Riverview's CDD communities?
Yes. We review the CDD assessment and the HOA account as part of our offer, and the title company requests the association's estoppel before closing.
My house near the Alafia flooded after Milton. Will you still make an offer?
Yes. Tell us how much water came in, what has been removed or repaired, and whether the county has made a substantial damage determination.
Is Riverview part of Tampa?
No. Riverview is unincorporated, so Hillsborough County handles permits and code enforcement. We buy there and in nearby Gibsonton, Apollo Beach, Ruskin, and Brandon.
Can I sell if I'm behind on HOA dues?
Yes. Past-due dues, interest, and fees shown on the estoppel are usually paid from your proceeds at closing.
