The historic core

McKinney's downtown and the neighborhoods around it hold housing from the 1890s through the 1930s — Victorian and craftsman houses, many on pier-and-beam, in a designated historic district where exterior work is subject to review. Some have been carefully restored; others have original systems and decades of deferred maintenance.

Those houses are appealing and difficult in equal measure. Knob-and-tube wiring remnants, galvanized plumbing, settled piers, and roofs with layered repairs are all normal, and lenders and insurers are cautious about them. We buy them as they are, review requirements included.

East McKinney and the older stock

East of the downtown, McKinney has post-war and mid-century housing with a higher rental share and a different set of problems: cast iron drains, aluminum wiring in the later houses, aged roofs, and foundation movement. Small landlords own a good deal of it, and many are ready to stop managing turnover.

You can sell occupied. The lease and deposit transfer at closing, so nothing has to be vacated or turned over first.

West McKinney and the new subdivisions

West and north McKinney filled in from the late 1990s onward with subdivisions, HOAs, and in the newest developments public improvement district assessments that add to the annual cost and must be disclosed. Those houses come to us mainly for hail damage or after a financed contract failed on inspection.
