If a surviving spouse or minor child is involved, Florida's homestead rules may also limit who inherits. When no one has clear authority over a house, the property taxes sometimes go unpaid too. The county can then sell a tax certificate on the property, and after two years the certificate holder can apply for a tax deed, so that clock is worth checking early.

Vacant homes and rentals on the mainland sometimes pick up code enforcement cases for overgrown yards, unsafe structures, or work done without permits. Under Florida law, unpaid code fines can be recorded as liens, and daily fines can keep adding up while a violation stays open.
A code lien on a homestead generally can't be foreclosed by the city, but it usually has to be paid or otherwise resolved before a sale closes. Many cities have a process for requesting a reduction once the violation is corrected.
