On the river, the inlet, and the Intracoastal
Jupiter's waterfront wraps around the Jupiter Inlet, the Intracoastal, and the Loxahatchee River, whose Northwest Fork was Florida's first federally designated Wild and Scenic River. Waterfront homes here raise their own questions: the age and condition of the seawall, whether the dock was permitted, and how much shoreline work would need state or federal approval.
We can buy a waterfront home with a tired seawall or an unpermitted dock and account for the repair or permitting cost in our offer, so you don't have to hire a marine contractor first.
Jupiter Farms and the acreage out west
Jupiter Farms is an unincorporated community west of the town, so Palm Beach County, not the Town of Jupiter, handles permits and code enforcement there. Lots are large, many roads are unpaved, and most homes rely on a private well and a septic system.
Those systems tend to get attention only when it's time to sell. Inspectors and lenders often ask about septic condition and water quality, and low lots can hold water for days after heavy summer rain. We buy acreage properties with barns, sheds, and septic or well problems as they are.
Abacoa townhomes and rentals
Abacoa was built from the late 1990s on around a town center, the spring training ballpark, and FAU's Jupiter campus. Its townhomes and smaller-lot houses are a mix of owner-occupied homes and rentals.
If you own one as an investment and are tired of turnover, HOA notices, or a tenant who has stopped paying, we can buy it with the lease in place. Share the lease and the association's contact information, and the title company will request the estoppel.
Roofs from the 2004 and 2005 storms
Hurricanes Frances and Jeanne came ashore a short distance north of Jupiter, three weeks apart in September 2004, and Wilma crossed South Florida a year later. Many Jupiter homes got new roofs afterward, so a lot of those roofs are now about 20 years old, well past the age at which insurers start asking for roof inspections or replacement.
If your roof dates from that era, a financed buyer may have trouble insuring the home. That doesn't hold up a cash sale; we price the roof into our offer.
Frequently asked questions
Do you buy homes in Jupiter Farms?
Yes, including homes on acreage with wells, septic systems, barns, and other outbuildings.
Will you buy a waterfront home with a failing seawall or dock?
Yes. You don't need to repair or permit anything first. We account for the work in our offer.
How do I know if my home is inside the Town of Jupiter?
Check your property tax bill or the Palm Beach County Property Appraiser's record, which lists the municipality. Homes in Jupiter Farms and some other areas with a Jupiter mailing address are unincorporated.
Do you buy in Tequesta, Juno Beach, and Jupiter Inlet Colony?
Yes. Each is a separate municipality with its own permit and code records, and we review properties in all of them.
