Homes on the island range from a few 1920s originals to 1950s and 1960s ranch houses and condo buildings near the beach. Some older properties sit in historic areas where exterior changes can need extra review.

Being this close to the Gulf also means flood zones, older roofs that insurers scrutinize, and wind damage from Milton, which made landfall just up the coast at Siesta Key.

Gated, golf, and 55+ communities

Off the island, much of Venice is made up of gated golf, country club, and 55+ communities run by HOA or condo associations. They can require buyer approval, limit leasing, and charge transfer or capital contribution fees, and age restrictions narrow who can buy at all. Villas and condos in older associations may also be working through Florida's condo inspection and reserve requirements. Many owners here are seasonal, so a villa can sit empty for months, and a slow leak or roof problem may go unnoticed until it is expensive. We read the association documents early and plan the closing around any approval.

Venice address, county jurisdiction

South Venice, Venice Gardens, and other areas with a Venice mailing address are outside city limits, in unincorporated Sarasota County, where the county handles permits and code enforcement.
