Flooding from the rivers, not the coast

Ian crossed Southwest Florida slowly in September 2022 and dropped enormous amounts of rain inland. The Myakka River and Myakkahatchee Creek kept rising for days afterward, flooding neighborhoods along their banks and low areas nearby, and some residents had to be rescued by boat.

Standard homeowners insurance doesn't cover flooding, and many of those owners had no separate flood policy, particularly outside the high-risk zones where lenders require one. If you're holding a house you couldn't afford to fully repair, we can buy it as it sits, whether or not a claim was ever paid. Florida now requires sellers to disclose flood insurance claims and FEMA assistance, so keep that paperwork handy.

A grid of quarter-acre lots

North Port was laid out by the General Development Corporation beginning in the late 1950s as a grid of small residential lots, much like nearby Port Charlotte. Homes are scattered among a great many lots that are still vacant. Many houses use a private well and septic system, since city water and sewer don't reach every street. Stormwater runs off through roadside swales and drainage canals, and a swale that was filled in or regraded can push water toward a house in heavy rain.

The city's Road and Drainage District charges a non-ad valorem assessment on each parcel, and other city assessments appear on the tax bill too, whether or not the lot has a house. Unpaid balances stay with the property and are paid off at closing. If you bought a lot years ago from out of state and never built, we buy lots as well.

Wellen Park and the West Villages

On the city's west side, Wellen Park and the surrounding West Villages have filled with new homes. That area falls within the West Villages Improvement District, an independent special district whose assessments for roads, stormwater, and other infrastructure appear on the property tax bill on top of any HOA dues.

Newer homes can still be hard to sell: storm damage, a builder warranty dispute, or a job change that forces a move soon after buying. We make offers on newer houses too, and we show how the district assessment and HOA costs factor in.

From accepted offer to closing

Once you sign, a title company checks the title, finds any city or district balances, and pays them along with your mortgage from the sale. The rest is wired to you. If you are out of state, you can usually sign remotely or with a mobile notary.
