Two counties, one Englewood

Englewood is unincorporated, and the Sarasota-Charlotte county line runs through it. Which side your home is on decides a lot: which county handles permits, code enforcement, and flood reviews, which property appraiser and tax collector send your bill, and which court hears any probate or foreclosure case. Sarasota County is in the 12th Judicial Circuit, and Charlotte County is in the 20th.

A mailing address doesn't always make this obvious, so we confirm the county and parcel before we make an offer.

Lemon Bay, the canals, and Manasota Key

Lemon Bay runs along Englewood's western edge, with Manasota Key across it as the barrier island. Many Englewood homes sit on canals that connect to the bay, and on the key, houses face the Gulf directly. Ian brought damaging wind to the area in 2022. In 2024, Helene and then Milton pushed water into bayfront neighborhoods and battered Manasota Key, where beach erosion added to the damage.
