Manufactured homes: land you own or land you lease

A large share of Zephyrhills housing is manufactured homes, many in 55+ communities. How one sells depends mostly on the land underneath it:

  • On land you own, the home may be treated as real property together with the lot, so it sells like any other house, through a title company.
  • On a leased lot in a park, the home is usually personal property with a state-issued title, much like a vehicle. The buyer takes on the lot rent, and the community generally has to approve the buyer.
  • Homes built before federal wind standards for manufactured housing were strengthened in 1994 can be hard to insure, which shrinks the pool of buyers.
  • Carports, screen rooms, and additions attached to the home may need permits that were never pulled or closed.

Owners who spend part of the year up north

Many Zephyrhills owners live here only for the winter. When age, health, or the cost of running two households makes the Florida place a burden, handling a sale from far away becomes the hard part.
